A very elegant and charming holiday cottage nestled within an authentic, traditional 18th-century home that has been meticulously restored—featuring an intimate enclosed courtyard with a 2.5x4m heated Piscine —tucked away in a quiet spot in the heart of a peaceful and picturesque wine-growing village, 3 km from the medieval market town of Couches, designated a “Station Verte de Vacances” (home to the sumptuous 13th-century castle “said” to have belonged to Marguerite de Bourgogne, Queen of France, as well as the seven menhirs of Epoigny, one of Burgundy’s most significant megalithic sites / numerous local amenities, including a small supermarket). The surrounding countryside is magnificent and unspoiled (protected as a ZNIEFF and various “Natura 2000” sites for its rich ecosystems), a splendid, rolling landscape combining bucolic vineyard-covered hillsides, wooded meadows, and beautiful wild forests, nestled in the heart of the Couchois Vineyards, at the gateway to the Morvan Natural Park, adjacent to the magnificent Vaux Valley ("Little Swiss Chalonnais") and the famous “Val d’Or” of Mercurey (the flagship of the Côte Chalonnaise wines, one of France’s oldest AOCs), at the crossroads of the world-renowned Vineyards of the Côtes Chalonnaises, the Côtes de Beaune and Hautes Côtes de Beaune, and very close to Mont Rome, the region’s highest peak at 546m (a major rock-climbing site and viewpoint renowned for its exceptional view stretching from the Saône to the Autunois region). An exceptionally prime location along the Romanesque church trail and the “Route des Grands Vins” (which extends into the illustrious “Route des Grands Crus,” passing through the legendary wine-growing villages of Puligny-Montrachet, Pommard, Meursault…), various “nature” hiking trails—including a marked “green trail” (part of a vast network of similar hiking paths crisscrossing the region, suitable for walking or mountain biking)—and the GR7 (connected to the superb GRP "Au Fil des Vignobles et Vallées" as well as the GR76 and GR137), 8 km from the Canal du Centre Greenway (a navigable route that can also be explored on relaxing boat trips or on foot), which runs alongside the EuroVélo6 bike route as well as the "Tour de Bourgogne à Vélo," 8 km from the “Du Morvan aux Vineyards” Greenway, which runs alongside the “Cycloroute71” (Tour de Saône-et-Loire à vélo), 10 km from “La Voie des Vignes” (a 36-km route through the Vineyards of Burgundy’s grand cru wines, among the world’s finest), 18 km from the “La Voie des Étangs” bike route, and 22 km from the renowned GTM (Grande Traversée du Massif Sud Bourgogne) mountain bike trail. A prime location in the heart of the Chalonnais region, on the border of the Côte d’Or and the Pays Beaunois, at the crossroads of the Autunois and the Morvan. Ideal for exploring the area: 8 km from Saint-Léger-sur-Dheune (Marina), 13 km from the spa town of Santenay, 10 km from the medieval town of Nolay (with a lake on site), 17 km from Le Creusot (home to the renowned Les Combes amusement park / Le Creusot TGV station 20 km away), 18 km from Chagny (renowned for its Sunday morning gourmet Market), 25 km from the wine-growing and medieval village of Givry, 25 km from Autun (designated a “City of Art and History”), 30 km from Chalon-sur-Saône (designated a “City of Art and History”), 30 km from Beaune, 33 km from the departure station of the “Vélorail du Morvan” (a 22-km unusual ride through the countryside) and 49 km from the famous Gallo-Roman archaeological site of Bibracte, designated a “Grand Site de France.” A delightful “cozy retreat” brimming with charm that “smells like vacation,” just a stone’s throw from amenities—the perfect getaway for a truly exotic “green escape with the whole family,” complete with a heated mini-Piscine as a bonus!

A delightful, authentic, traditional 18th-century residence, steeped in history & very carefully revisited with style & taste as an ultra-comfortable holiday home, nestled in a quiet, laneside setting in the heart of a picturesque, perfectly preserved Couchois wine-growing village nestled on the ancient Roman Agrippa road, in a hillside "belvedere", on a south-facing slope, in the foothills of Mont Rome (culminating at 545m / with a renowned climbing site, offering an extraordinary panorama stretching from the Saône to the Autunois). Magnificent surrounding countryside, nestled in gentle, unspoilt Vineyard Countryside (protected as a ZNIEFF for its wealth of flora and fauna), close to various Natura 2000 areas, in the hollow of a bucolic valley of vineyards & bocage pairies dotted with small wild forests (to be discovered on rejuvenating walks or mountain bike rides), not far from the banks of the famous Canal du Centre. Spacious, comfortable Holiday cottage with atypical interior design. Beautiful living room opening onto a large, shaded balcony-terrace. Warm "bourgeois" country-chic style, with refined contemporary accents, dialoguing with the totally exotic soul of the place (preservation of the rich original ornaments: stone walls & lintels, fireplace mantel, beams & French ceilings, very fine framework...). Intimate courtyard nestled out of sight, carefully paved & landscaped, adorned with an Unusual heated Piscine & a vast terrace offering a summer kitchen & a relaxing outdoor space. Composition: Semi-detached house. Wifi (fiber). Electric heating + wood stove (pellets).
