An exceptional, gated property spanning 9,000 m² that exudes the spirit of vacation! A charming, characterful bourgeois home steeped in history dating back to the late 19th century, transformed into a very comfortable and charming vacation home, nestled in a vast, intimate, meticulously maintained park with lawns and trees—featuring, among other amenities, a beautiful 9x5m Piscine (which can be covered for use in inclement weather), a pétanque court, and a ping-pong table—located 5.5 km from the charming shopping village of Saint-Germain-du-Plain (with plenty of local amenities, including a small supermarket). A peaceful, typical little village nestled in a preserved area—partly designated as a ZNIEFF (Natural Area of Ecological, Faunal, and Floral Interest) for its rich ecosystems— in the heart of the Saône Valley, not far from the riverbanks (protected as a “Natura 2000” site) and the famous Vineyards of Burgundy. Set in the heart of the gentle Bresse countryside, a pleasant, unspoiled landscape of plains and valleys blending nature and agriculture, among wooded meadows, vast stretches of wild forest, dotted with ponds and rivers as well as numerous trails for hiking or mountain biking (including an extensive network of “green trails” crisscrossing the region). Just a stone’s throw from the Romanesque churches circuit, ideally situated along the Bresse Greenway, which connects to “Cycloroute 71” (Saône-et-Loire Cycling Tour), 8.5 km from the Voie Bleue (running along the Saône) adjacent to the “Grande Boucle de la Bourgogne du Sud” Greenway, about 30 km from the vineyards of the Côtes Chalonnaises and about 40 km from the famous Côtes de Beaune and Hautes Côtes de Beaune (“Route des Grands Vins”—a route worth exploring that extends the illustrious “Route des Grands Crus,” passing through the legendary wine-growing villages of Puligny-Montrachet, Pommard, Meursault…). A prime location on the border of the Burgundian Bresse and southern Chalonnais, not far from the foothills of the Jura Mountains, at the crossroads of the Tournugeois-Clunisois region (designated a “Pays d’Art et d’Histoire”), the Pays Beaunois, and the Côte d’Or. It is 18 km from Louhans (the capital of Bresse and home to its famous “Rue aux 157 arcades,” an iconic medieval shopping street), 19 km from Cuisery, listed among France’s very exclusive 8 “Villages du Livre,” 22 km from Tournus, 26 km from Chalon-sur-Saône (designated a “City of Art & History”), 27 km from Verdun-Ciel (a Marina nestled at the confluence of the Doubs and Saône rivers), 29 km from the charming medieval wine-growing town of Givry, 34 km from the medieval village of Brancion, 38 km from Saint-Gengoux-le-National (a major “Cluniac Site” designated as one of the “Cités de Caractère de Bourgogne-Franche-Comté”), 39 km from Chagny, renowned for its Sunday morning gourmet Market, 41 km from Seurre, 45 km from Lons-le-Saunier, 48 km from Beaune (a world-famous fortified city, the “capital of Burgundy wines”), and 55 km from the illustrious abbey town of Cluny. An enveloping “cocoon” that exudes “the art of living”—a true mini-paradise for young and old alike—perfect for a relaxing getaway “in the countryside” with the whole family, complete with lounging by the Piscine or lively games of pétanque as a bonus!

An elegant, characterful late 19th-century bourgeois residence, featuring a spacious veranda, carefully restored and steeped in history (once the home of the steward of the neighboring castle), nestled just a stone’s throw from the heart of a small, typical Bresse village on the edge of a road and meadows, on an exceptional, secluded, enclosed property of 9,000 m² tucked away from view behind a wooded hedge. The surrounding pleasant, unspoiled countryside is dotted with ponds and rivers (designated a ZNIEFF nature reserve for its rich flora and fauna), combining fields, hedgerow meadows, and wild forests, not far from the banks of the Saône (a paradise for anglers and kayakers, a protected natural area designated as a “Natura 2000” site for its rare ecosystems). A very comfortable holiday cottage. Extremely spacious. Warm, rustic charm with a touch of “vintage” flair. A cozy atmosphere enhanced by the historic character of the place (superb roof trusses, beams, wooden staircase, marble and brick mantels, and a magnificent stone-and-brick mantelpiece....period).
deviennent indispensables maintenant.- Cleanliness
