Between the city and the Countryside! A charming, authentic, fully restored 19th-century farmhouse—nestled on a beautiful, well-maintained, enclosed 800m² property—located in the heart of the Saône Valley, 2.5 km from the shopping town of Saint-Marcel (with plenty of local amenities, including supermarkets) and 7 km from downtown Chalon-sur-Saône (designated a “City of Art and History”). Peaceful and completely tranquil, nestled on the edge of meadows just a stone’s throw from a vast national Forest, within a quiet residential village in the suburban countryside of the Chalon region (largely protected and designated as a Natura 2000 site and ZNIEFF for its rich ecosystems). A pleasant, unspoiled environment near the banks of the Saône, blending wilderness and agriculture, with gentle countryside featuring hedgerow-lined meadows, vineyards, and vast stretches of wild forest, nestled between plains and valleys (dotted with hiking and mountain biking trails, including an extensive network of “green trails” crisscrossing the area), adjacent to the nearby world-renowned Vineyards of the Côtes Chalonnaises (including the famous “Val d’Or” of Mercurey and the splendid Vaux Valley, “the little Switzerland of the Chalonnais”), the Couchois, the Côtes de Beaune, and the Hautes Côtes de Beaune (the “Route des Grands Vins,” a must-see that extends the illustrious “Route des Grands Crus” through the legendary wine-growing villages of Puligny-Montrachet, Pommard, Meursault…). Ideally located 2.5 km from the “Voie Bressane” greenway (serving the Burgundian Bresse), which connects to the “Grande Boucle de la Bourgogne du Sud” greenway as well as the “Voie Bleue” greenway running along the Saône (connected to EuroVelo 6 to the north) and 9 km from the “Du Morvan aux Vignobles” greenway (running alongside the famous Canal du Centre), not far from the Romanesque churches circuit. A prime location at the crossroads of the Côte d’Or, the Pays Beaunois, the Bresse Bourguignonne, and the Tournugeois-Clunisois (designated a “Pays d’Art et d’Histoire”). Ideal for exploring the surrounding area (access to the A6 and RCEA highways 9 km away): 5.5 km from the Chalon-sur-Saône Golf course, 13 km from the Val Dracy Clinic, 18 km from the charming medieval wine-growing town of Givry, 24 km from the market town of Chagny, renowned for its Sunday morning gourmet market (on-site Marina), 30 km from Tournus, 33 km from Louhans (capital of the Bresse region and home to its famous “Rue aux 157 arcades,” an iconic medieval shopping street), 35 km from Beaune, 36 km from Seurre, 45 km from Le Creusot (home to the renowned Les Combes amusement park / Le Creusot TGV station 38 km away), and 54 km from the illustrious abbey town of Cluny. A peaceful and refreshing “getaway” in the Countryside, close to virtually all services, shops, and recreational facilities!

Christine & Bernard (former railwaymen, owner of magnificent "miniature train circuits" which can be visited just a stone's throw away), open the doors to a delightful, fully-restored 19th-century traditional farmhouse nestled on the edge of meadows, in a peaceful residential village in the gentle Chalonnaise suburban countryside, close to the commercial town of Saint-Marcel (with its many amenities, including supermarkets). Total tranquility between City and Countryside, nestled in the hollow of the Val de Saône, a peaceful, unspoilt setting combining viticulture, agriculture and nature, a stone's throw from fields and a vast state forest dotted with ponds, literally the "green lung" of the region, next to a vast expanse of wild woodland encircling Chalon-sur-Saône (ideal for relaxing walks or mountain bike rides), close to the banks of the Saône (a paradise for fishermen and kayakers, a natural area largely protected as a "Natura 2000 Zone" & ZNIEFF for its wealth of flora and fauna). Spacious, comfortable Holiday cottage. Warm, vintage-style country charm. The gentle, relaxing ambience of an old home. Large gravel terrace "sur cour" (a real natural petanque court) opening onto a vast 800m² enclosed garden, grassed, planted with trees (cherry, mirabelle, apple, raspberry, redcurrant... / Picking possible), offering a beautiful unobstructed view of the surrounding Countryside.
Composition: Detached house housing the owners' garage (they live opposite the Holiday cottage). Wifi (fiber). Heat pump heating. Holiday cottage on one level: living room-kitchen, living room-lounge (sofa bed 2 p. 140x190cm), 2 bedrooms (bed 2 p. 140x190cm / 2 beds 1 p. 90x190cm) including one in "second day" (without direct opening on the outside), bathroom (shower), separate toilet.

A refaire donc !
