Splendidly landscaped setting nestled in the heart of the Countryside, on the border with the Côte d'Or, in the very heart of the world-renowned vineyards of Hautes Côtes de Beaune & Côtes de Beaune, at the crossroads of Maranges & Couchois (Côtes Chalonnaises)! Elegant "gîte de charme" nestled in a delightful, traditional 18th-century character cottage, carefully restored to the highest standards, set in a peaceful, picturesque hamlet perched on a "balcony", 3 km from the charming medieval town of Nolay (many amenities and leisure facilities on site, including supermarket & lake for swimming). Peaceful, gentle, rolling Countryside, dotted with numerous signposted footpaths and a rich network of "balades vertes" winding between vineyards & nature (for relaxing walks or mountain bike rides), nestled in the bucolic Cozanne Valley, between vineyard slopes, verdant meadow valleys & wooded hills. Prime Location, 1 km from the GRP "Au Fil des Vignobles et Vallées", 1.5 km from the Voie Verte "du Morvan aux Vignobles" linked to the "Cycloroute71" (Tour de Saône-et-Loire by bike), 2.5 km from the Voie Verte "La Voie des Vignes" (36 km route through the vineyards of Burgundy's Grand Crus, the world's most eminent), 2 km from the GR7, 2.5 km of the GR137, 8 km of the EuroVélo6 cycle route alongside the "Tour de Bourgogne à Vélos" along the famous Canal du Centre (2 river marinas within 15 km) & 14 km of the Voie Verte "Voie des Étangs", within easy reach of the Romanesque church circuit, the "Route des Grands Vins" & the illustrious "Route des Grands Crus" (passing through the legendary wine villages of Puligny-Montrachet, Pommard, Meursault......). Ultra-privileged location, at the crossroads of the magnificent Pays Beaunois, Autunois and Morvan regions (& its Natural Park). Ideal for access to several départements: 9 km from the spa town of Santenay (casino on site), 10 km from the medieval village of Couches (exceptional 13th-century château of Marguerite de Bourgogne, Queen of France), 14 km from Chagny, 23 km from Beaune, 31 km from the departure station of the "Vélorail du Morvan" (22 kms of Unusual nature rides), 31 km from Autun ("City of Art and History", rich in a priceless heritage spanning over 2000 years of human presence), 29 km from Le Creusot (Combes amusement park / Creusot TGV station 31 km away), 35 km from Chalon-sur-Saône (labelled "City of Art and History") & 55 km from the famous Gallo-Roman archaeological site of Bibracte labelled "Grand Site de France". A comfortable "cocoon", full of charm and serenity, to recharge your batteries as a "mini tribe" in the heart of the Vineyard!

Delightful, authentic, traditional 18th-century character property, carefully restored to the highest standards, nestled on a "balcony" & "panoramic belvedere", on an east-facing hillside, adjacent to the owners' elegant 1900 "maison de maître", which they regularly occupy (second home).
