A property steeped in history in the heart of the bucolic Couchois vineyards! Authentic outbuilding carefully converted into an elegant, contemporary-style Holiday cottage set against an exceptional, perfectly restored 1610 "bourgeois" character property ("iconic" Burgundian building occupied by the owners) nestled in the heart of the picturesque medieval & commercial town of Couches (home to the sumptuous 13th-century château of Queen Marguerite de Bourgogne, just a stone's throw away), or the seven menhirs of Epoigny, one of Burgundy's most important megalithic sites / many amenities on site, including a small supermarket). Beautifully landscaped surroundings, nestled in gentle, rolling wine-growing Countryside (in an area protected by various "Natura 2000" & ZNIEFF zones for its rich ecosystems), bordering the sumptuous Vallée des Vaux ("the little Switzerland of the Chalonnaise") & the famous "Val d'Or" of Mercurey (leader of the Côte Chalonnaise crus, one of France's oldest AOCs), at the crossroads of the world-renowned vineyards of the Côtes Chalonnaises, Côtes de Beaune & Hautes Côtes de Beaune, in the immediate vicinity of Mont Rome, the territory's highest point at 546m (major climbing site & belvedere renowned for its exceptional view stretching from the Saône to the Autunois). Ultra-privileged location on the Romanesque churches circuit, the "Route des Grands Vins" (extended by the illustrious "Route des Grands Crus" through the legendary wine villages of Puligny-Montrachet, Pommard, Meursault...), various signposted footpaths including "balades vertes" (a vast network of hiking trails of the same type criss-crossing the area, to be explored on foot or mountain bike) & the superb GRP "Au Fil des Vineyards et Vallées" (linked to the GR7, GR76 & GR137), at 5.5 km from the Voie Verte along the famous Canal du Centre (navigable route to discover by boat or on foot) linked to the EuroVélo6 cycle route as well as to the "Tour de Bourgogne à Vélo"), 11 km from the Voie Verte "du Morvan aux Vignobles" connected to the "Cycloroute71" (Tour de Saône-et-Loire à vélo), 11 km from "La Voie des Vignes" (36 km route through the vineyards of Burgundy's Grand Crus, the world's finest), 17 km from the "La Voie des Étangs" cycle route & 22 km from the renowned GTM mountain bike route (Grande Traversée du Massif Sud Bourgogne). Prime location at the crossroads of Autunois-Morvan (& its Nature Park) and Chalonnais, on the border of Côte d'Or & Pays Beaunois, Ideal for touring: 5.5 km from Saint-Léger-sur-Dheune (river Marina), 13 km from the spa town of Santenay, 13 km from the medieval village of Nolay (on-site Lake), 17 km from Chagny (renowned for its Sunday morning gourmet Market), 17 km from Le Creusot (renowned Les Combes amusement park / Le Creusot TGV station 19 km away), 23 km from Givry, 26 km from Autun (labeled "City of Art and History"), 29 km from Chalon-sur-Saône (labeled "City of Art and History"), 30 km from Beaune, 34 km from the departure station of the "Vélorail du Morvan" (22 km of Unusual rides in the heart of nature) & 48 km from the famous Gallo-Roman archeological site of Bibracte labeled "Grand Site de France". An ideal "cocoon", cosy & 100% exotic, just a stone's throw from all amenities, for a soothing "green getaway" for two!
