A property steeped in history nestled among the idyllic vineyards of the Couchois region! An authentic outbuilding that has been carefully transformed into a very elegant, charming holiday cottage with a contemporary feel, adjoining an exceptional “bourgeois” character property dating from 1610 that has been perfectly restored (“"iconic" Burgundian building occupied by the owners), nestled right in the heart of the picturesque medieval market town of Couches, designated a "Station Verte de Vacances" (home to the sumptuous 13th-century castle of Marguerite de Bourgogne, Queen of France, located just a stone’s throw away, as well as the seven menhirs of Epoigny, one of Burgundy’s most significant megalithic sites / numerous local amenities, including a small supermarket). Surrounded by magnificent landscaped scenery, nestled in the heart of the gentle, rolling wine-growing countryside (within a protected area designated as various “Natura 2000” zones and ZNIEFFs for its rich ecosystems), adjacent to the magnificent Vaux Valley (“Little Swiss Chalonnais”) and the famous “Val d’Or” of Mercurey (the flagship wine of the Côte Chalonnaise, one of France’s oldest AOCs), at the crossroads of the world-renowned Vineyards of the Côtes Chalonnaises, the Côtes de Beaune and Hautes Côtes de Beaune, and very close to Mont Rome, the region’s highest peak at 546m (a major rock-climbing site and viewpoint renowned for its exceptional view stretching from the Saône to the Autunois region). An exceptionally prime location along the Romanesque church trail and the “Route des Grands Vins” (which extends into the illustrious “Route des Grands Crus,” passing through the legendary wine-growing villages of Puligny-Montrachet, Pommard, Meursault…), various marked hiking trails including the “balades vertes” (a vast network of similar hiking trails crisscrossing the region, suitable for walking or mountain biking), and the superb GRP “Au Fil des Vignobles et Vallées” (connected to the GR7, GR76, and GR137), 5.5 km from the Voie Verte running alongside the famous Canal du Centre (a navigable route to explore by Boat or on foot), which runs parallel to the EuroVélo6 cycle route as well as the “Tour de Bourgogne à Vélo,” 11 km from the “Du Morvan aux Vineyards” Greenway, connected to the “Cycloroute 71” (Tour de Saône-et-Loire à Vélo), 11 km from “La Voie des Vignes” (a 36-km route through the Vineyards of Burgundy’s grand cru wines, among the world’s finest), 17 km from the “La Voie des Étangs” bike route and 22 km from the renowned GTM (Grande Traversée du Massif Sud Bourgogne) mountain bike trail. Prime location at the crossroads of the Autunois-Morvan region (and its Natural Park) and the Chalonnais region, on the border of the Côte d’Or and the Pays Beaunois, ideal for exploring: 5.5 km from Saint-Léger-sur-Dheune (Marina), 13 km from the spa town of Santenay, 13 km from the medieval village of Nolay (with a lake on site), 17 km from Chagny (renowned for its Sunday morning gourmet Market), 17 km from Le Creusot (home to the famous Les Combes amusement park / Le Creusot TGV station 19 km away), 23 km from Givry, 26 km from Autun (designated a “City of Art and History”), 29 km from Chalon-sur-Saône (designated a “City of Art and History”), 30 km from Beaune, 34 km from the starting point of the “Vélorail du Morvan” (a 22-km unusual ride through the countryside), and 48 km from the famous Gallo-Roman archaeological site of Bibracte, designated a “Grand Site de France.” A perfect “getaway”—cozy and a complete change of scenery—just a stone’s throw from amenities, for a soothing “green escape” for couples!

Patricia and her son Benjamin—Belgians by birth and Burgundians by choice—welcome you to an authentic outbuilding that has been meticulously restored, situated next to the exceptional, characterful “bourgeois” residence dating from 1610 that they occupy (which has also been perfectly restored)—a remarkable, “iconic” Burgundian building steeped in history and listed as a historic monument (a former Protestant church), nestled right in the heart of the village. A picturesque medieval wine-growing village brimming with charm and designated a “Station Verte de Vacances,” situated along the route of the ancient Roman road Agrippa, Couches offers an exceptional heritage (including the sumptuous 13th-century castle of Marguerite de Bourgogne, Queen of France, located just a stone’s throw away), numerous amenities, and a magnificent landscaped setting, nestled in the heart of unspoiled wine-growing countryside within a bucolic valley blending vineyard-covered hillsides, hedgerow-lined meadows, and beautiful wild forests, within a ZNIEFF protected area. A very comfortable holiday cottage. Spacious interior. A warm, contemporary charm that is both elegant and refined, enhanced by the character of the place (beautiful exposed beams and original terracotta floor tiles). A cozy, comfortable, and inviting atmosphere bathed in gentle serenity. A pleasant, intimate little garden nestled in the shade of century-old trees—a true “green oasis”—complemented by a spacious terrace filled with plants and flowers (overlooking the main street like a “lookout”).
Layout: Semi-detached house adjacent to the owners’ home (completely independent). Access via a small path leading up the hillside from the parking area. Wi-Fi (fiber). Electric heating. Laundry room on the ground floor (exterior access). Holiday cottage on the first floor (level access from the garden): Living room-kitchen-dining area (with a 140x200cm two-person sofa bed as an extra bed), bedroom (two 80x200cm single beds that can be joined to form a 160x200cm double bed), bathroom (shower/toilet). Private small garden + terrace. Garage (3 spaces) + bike storage + shared lounge area at the owners’ home with foosball table. Local shops, including a small supermarket 200m away.
