Stay on the famous Promenade des Anglais facing the Mediterranean and the Baie des Anges. This 19th-century house has been fully renovated and equipped to the highest standards, and is located below the Chateau Hill in Nice's atypical and historic "Ponchettes" neighborhood (from the Nice dialect Pounchetta, meaning "little point"). These are small houses lined up along the Promenade des Anglais, having survived the city's vast modernization and urbanization movement. They mark the separation between the old town, known as Vieux-Nice with its famous Cours Saleya, and the seaside promenade with its pebble beaches. An architectural curiosity not to be missed... They are now home to some of the city's most famous art galleries.
Villa Kriss comprises 3 levels:
Ground floor :
- Entrance hall.

1st level:
- Living room with sea-view balcony.

Joe Great stay
Great welcome and follow up by Gilles. He was kind enough to allow us to arrive several hours early to accommodate our travel schedule.
The gite was clean and tidy upon our arrival. The location, right on the Promenade in the Old Town, was absolutely unbeatable, and the view from the upstairs balcony was wonderful. We were able to interact with motorists and pedestrians while relaxing outside. The proximity to Cours Saleya and the Bolt/Uber pickup at the end of the street made transportation simple.
The kitchen was perfectly adequate for a week long stay. Especially welcome was the espresso machine and American style drip coffee maker. Bedding was comfy, there was plenty of hot water available, and the air conditioning worked.
My only minor quibble is that there was a slight odor of sewage in the downstairs toilet, but that was not a deal breaker for us.
Overall, most highly recommended.

ka Wonderful Location on the French Riviera
This condo may have the best location in Nice, with an amazing view of the Promenade and of the beautiful French Riviera! Old Town was steps away, and transportation was easily accessible. We loved sitting on the balcony and watching visitors go by. There was easy access to Lime e-bikes - so much fun. Villa Kriss had plenty of room for our family of 5 (3 bedroom and 2 large/1 small bathroom) and had air conditioning and a washing machine/drying rack that was easy to use. The 2 bedrooms on the bottom floor did get a little warm during the night and there are 2 levels of marble stairs to climb from the bottom floor bedrooms/bathroom to the kitchen on the top floor. The owner was really nice and a good communicator. We highly recommend and would definitely stay here again.

This villa is the best spot you can have
1 minute away from view nice
Very quiet at night even we were there in mid august
very well equipped you can find wherever you need
On the promenade
The hosts are very welcoming friendly and respond to our little needs quickly
We will definitely come back again

CBI Travels Great home in Nice!
Spacious and super clean home in an excellent location in Nice! This home sits directly across the street from the beach and right at the entry to the Old City. We were able to easily access great restuarants, shops, and grocery stores. The bedrooms and baths were large and immaculate. The home has plenty of room to gather and has a well appointed kitchen. There is a clothes washer (no dryer, but there is a drying rack) There is also air conditioning which was great in the warm afternoons. Light sleepers may want to bring ear plugs for sleeping due to the proximity to the road. We would definitely come back to this home!

La cuisine est très bien équipée.
Salon vu mer fantastique
Malheureusement trop bruyant les nuits. À cause des sorties de bars non loin de la villa. Si vous souhaitez vous reposer c est compliqué- Cleanliness

Bonjour
Effectivement La Villa Kriss est idéalement situé sur la Promenade des Anglais, permettant de profiter de la vue sur la Méditerranée et de magnifiques levers et couchers de soleil.
Le Vieux Nice, haut-lieu du tourisme Niçois est également tout proche avec ses nombreux restaurants et son Cours Saleya toujours animé.
A bientôt dans les Alpes-Maritimes.
