Very spacious gîte with a bright 60m² living room opening onto the ergonomic, fully-equipped kitchen. 3 bedrooms and 3 shower rooms, with exceptional comfort and finishings. The gîte is in the countryside, surrounded by fields. There's a pétanque court and a 1,600m² pond 40m from the gîte. Fish in the process of being counted...be one of the guests who will help inventory the species present! Un air de campagne is located 25 min from Laval and 20 min from Vitré, 6 min from the N157 / A81 Rennes - Le Mans exit. Shops: the gite is 2km from the center of St Pierre la cour, with restaurants, a small supermarket, butcher's shop and pharmacy. Outing ideas: discover the town of Laval, renowned for its Christmas lights, the MANA naive arts museum, the Lactopôle, and its many shops. Laval is also a trail station, with both urban and off-road trails. The river, the Mayenne, offers water sports activities and a towpath: the Vélo Francette. Vitré, a dynamic town, boasts a château, a historic center and the banks of the Vilaine. Professional stay: 4 people maximum, for the 3 bedrooms. Compulsory cleaning, 1 cleaning for 14 nights. Bed linen included. Weekend stays - 1 to 2 nights: arrival Friday 5pm - departure Sunday 5pm. Stay > 2 nights: arrival 5pm - departure 10am.

Fully-equipped kitchen: electric oven, 3-burner hob, fridge, microwave, filter and pod coffee maker, toaster, kettle. Raclette machine.
Bedroom (1) 20.3m² with 1 bed 160*200, large closet, private shower room 10m² with 2 basins, Italian shower with bench - Bedroom (2) with 1 bed 140*190, large closet, private shower room with 1 basin and Italian shower - Separate WC 4m².
Floor - Access via a wide staircase - Mezzanine area 11.5m² at 1.8m (19m² on the ground) with a clic clac allowing 2 additional people and 1 single bed to sleep (either 2 people in the clic clac or 1 pers in the clic clac and 1 pers in the single bed) - Bedroom (3) with 1 bed 160*200, storage shelves, secretary, 10m² at 1.8 under ceiling (17m² on the ground) - Independent shower room with 1 basin and 1 shower - 1 independent WC.
Unenclosed grounds of 800m², add the 1,600m² pond - The grounds will be landscaped from autumn 2023.
Heating: pellet stove - heated towel rails in each bathroom. Includes 2 bags of pellets for 2 days, more to be paid directly to the owner.
