Nestled in a natural setting, this gîte offers two comfortable bedrooms, a sauna, an outdoor space with private and shared areas, and Kids' play equipment, perfect for enjoying nature. This tufa stone farmhouse, typical of the region, features : - Living room with dining area and fully-equipped kitchen: ceramic hob, table-top oven, microwave, fridge, dishwasher, filter coffee maker, toaster, kettle, washing machine, ... - Living room with TV and sofa bed (single bed possible). - Ground-floor shower room with shower, classic toilet and sauna (available free of charge for total relaxation). - Upstairs: 2 bright attic bedrooms, each with 2 single beds (90x190) (can also be made into a double bed). Each room has its own bathroom (one with shower, the other with bath) with dry toilet and washbasin. For your convenience, everything is provided: bathroom linen, housekeeping and beds made on arrival! Situated between Saumur and Angers, this is a strategic Location for visiting chateaux, vineyards and the banks of the Loire, and for exploring the Loire à Vélo and Vélo Francette cycle routes. Close to the villages along the Loire, Saumur 22km away, Doué la Fontaine and its Bioparc 25km away, Angers and Terra Botanica 40km away. Shady, flower-filled garden with garden furniture, barbecue and Kids' play area (trampoline in spring and summer, swing and Cabin...). Fishing possible in the Authion river next to the Holiday cottage. Parking for 3 cars - Bakery 5km away - Bicycle reception - Baby equipment on request (bed, changing table, potty, safety gate, etc.).
