Come and stay in this renovated family home dating from the late 19th century. In a peaceful countryside setting, rest assured in this 100m² gîte for 4 people with 2 suites, less than an hour from the Puy du Fou. At the heart of the Angers, Saumur, Cholet triangle, the commune of Lys-Haut-Layon is the ideal starting point for your strolls in Anjou, with superb parks such as Le Parc Oriental de Maulévrier, Camifolia, Terra Botanica... Completely refurbished in 2024, the house is cosy and comfortable. On the first floor, you'll find a new, fully-equipped kitchen with quality appliances (waffle maker, raclette machine, mixer, pod coffee maker...). Living room with dining area for 8, cosy living room with pellet stove, comfortable sofa and armchair, TV. A first bedroom, north-facing and cool in summer, with a view over the fields, 2 beds 90x200cm. Next door, bathroom with whirlpool bath, washbasin and washing machine. Separate WC. Upstairs, a suite with a small bedroom measuring 11.30m² on the floor (6m² at 1.80m), a 160x200cm bed, a corridor with storage space and a shower room with shower, washbasin and toilet. A mezzanine area with 2 single beds (80x200cm) can accommodate an additional 2 people on request, or be used as a lounge. Private outdoor space of 450m² with a south-facing terrace in front of the house, a covered terrace to the east and a north-facing garden with fruit trees and garden shed (bike storage possible), parking space for 2 to 3 vehicles. Uninterrupted views over the fields await you... Etienne and Sophie, the owners, live on site and will be delighted to guide you in your choice of visits. You'll be 15 min from Chemillé, 30 min from Doué-La-Fontaine, 35 min from Cholet, 40 min from Saumur, 50 min from Angers. For families with young children: folding bed, deckchair, bath, potty, step. Pack light: beds made up and towels available. End-of-stay cleaning optional. Due to 2 steps to access the bedroom and bathroom, the gîte is not easily accessible for PRM.
