The house is located in a quiet hamlet, overlooking lush greenery ideal for fishing, between Sceaux-du-Gâtinais and Château-Landon, on the banks of the Seine et Marne, 20 km from Larchant for rock-climbing in the heart of the Gâtinais. River nearby, not safe for children.

GROUND FLOOR: Garage for one car, ping-pong table and table soccer. Entrance to gite with cupboard and staircase to 1st floor.
1st FLOOR: All living space is on the 1st floor. Living/dining room with fireplace (wood supplied), access to small balcony, separate kitchen, 2 bedrooms (Bedroom n°1 with 3 beds 90x190, Bedroom n°2 with 1 bed 140x190), bathroom (shower, bath, washbasin, washing machine), separate WC.
OUTSIDE: Large, green, unfenced area overlooking the "Fusain" stream and pond. Garden furniture, deckchairs, barbecue and electric plancha available to enjoy the warm weather. Petanque court.
