Located next door to the owners, it benefits from its own independence and a pleasant private terrace, ideal for relaxing moments. Quietly located, this accommodation is just 10 km from the cities of Gien and Briare, famous for their heritage, earthenware and river history.

First floor:
- large living room with open-plan kitchen, dining area and sitting area. Wood-burning stove (wood supplied on request).
- Bedroom n°1 (1 double bed 140X190) also with outside access and en-suite shower room (shower, washbasin, wc).
- an independent shower room (walk-in shower, washbasin, toilet with grab bar).

Floor: Bedroom n°2 (2 single beds 90X190), Bedroom n°3 (1 bed 140X190) with its en-suite shower room (walk-in shower, washbasin, wc with grab bar) giving access to a mezzanine (2 single beds 90X190).

Outside: Private terrace with garden furniture, parasol, deckchairs and barbecue.
