Located on the banks of the Loire River, this renovated holiday cottage is perfect for a peaceful getaway. Ideally situated in the village of Bou, all amenities are within 10 minutes (Restaurants, Shops, etc.). Close to the Loire à Vélo bike route, there are many activities available nearby: - Fishing right in front of the house, as well as marked hiking trails along the Loire River. - Canoeing down the Loire (you can set off right next to the house) - Boat rides on the Orléans Canal, 10 minutes away - The 18-hole Donnery Golf Course, 10 minutes away - Sully-sur-Loire Castle, 30 minutes away, and downtown Orléans, 25 minutes away You’ll enjoy a very spacious, air-conditioned living/dining area, an open kitchen, and 7 bedrooms featuring 5 double beds and 5 single beds. A large terrace overlooks a yard with a playground, a trampoline, and a table tennis table. At the back of the holiday cottage, with a wide, unobstructed view, a second covered terrace features a relaxation area with a 6-person Spa.

ON THE 1ST FLOOR:
- A large, air-conditioned living area with: an open-concept, fully equipped kitchen (refrigerator/freezer, microwave, oven, induction cooktop, dishwasher, toaster, kettle, Nespresso coffee machine, drip coffee maker, 4 bar stools, and a high table), a dining area (large table, 2 large benches, chairs, 1 high chair), and a spacious living room (HD TV, a bookshelf with books and board games for all ages).
- Bedroom #1 with 1 bed (160x200).
- Bedroom #2 with 1 bed (160x200) + sink.
- Separate bathroom (walk-in shower, double sinks).
- Separate toilet.

ON THE 2ND FLOOR:
- Bedroom #3 (1 bed measuring 160x200 + sink).
- Bedroom #4 (1 bed measuring 160x200 + sink).
- Bedroom #5 (1 single bed measuring 90x190 + 1 bunk bed with two beds 90x190, kids’ foosball table).
- Bedroom #6 (2 single beds measuring 90x200 + sink).

- Lounge area with a sofa and TV.

- At the front, you can park on the property. Unfenced garden with a trampoline, swing set, and ping-pong table. Terrace on the 1st floor with an awning, patio furniture, barbecue, and plancha grill.
- At the back, a covered terrace with a relaxation area and a 6-person Spa.

-fishing in front of the house, as well as signposted walks along the Loire.
-Canoeing down the Loire (departure possible next to the house)
-Boat trip on the Canal d'Orléans (10 minutes away).
Donnery 18-hole golf course (10 minutes away)
-The chateau of Sully sur Loire is 30 minutes away and the center of Orléans 25 minutes.
