Les Gaties – Group holiday cottages in the heart of the Morvan Located in the heart of the Morvan Regional Nature Park, the Les Gaties estate welcomes you to an exceptional natural setting on the edge of the Avallon Forest. Tucked away in the countryside, the hamlet is an ideal place to gather with family, friends, or colleagues, and to host birthdays, family reunions, seminars, or any other private event. Parties are permitted, provided guests respect the property. Nature lovers will appreciate the many hiking trails and paths perfect for walks or jogging, all accessible directly from the property.

The Main House

Completely renovated with a focus on the comfort and well-being of its guests, the main house combines old-world charm with modern amenities.

On the garden level, a large, fully equipped kitchen—designed for groups—opens onto an elegant dining room set in a veranda of approximately 24 m², offering a panoramic view of the surrounding countryside. A utility kitchen with direct access from outside makes it easy for a caterer to work on-site.

The former stable has been completely renovated into a large, heated reception hall of approximately 100 m², ideal for sharing meals, hosting parties, or simply enjoying social gatherings throughout the year.

The bedrooms

The main house features 5 bedrooms, all bright, tastefully decorated, and equipped with private bathrooms.

On the garden level:

1 double bedroom with a 180 × 200 cm bed, exterior access, and a private bathroom and toilet.
1 room accessible to guests with limited mobility, featuring a 180 × 200 cm bed, a fully accessible shower and toilet, with outdoor access and a designated parking space for guests with limited mobility located less than 20 meters away.

On the first floor:

1 room for 2 people with a 180 × 200 cm bed and a child’s bed, private bathroom and toilet.
1 bedroom for 2 people with a 180 × 200 cm bed.
1 family bedroom for 4 people featuring a 180 × 200 cm bed and a 140 × 190 cm bed, with a private bathroom and toilet.

The main house accommodates 12 people in its bedrooms, with the option to accommodate 2 additional guests on a sofa bed located in the first-floor hallway.

The Separate Apartment

In addition to the main house, the property features a separate apartment located on the first floor of a building across from the house. Air-conditioned and featuring its own private entrance, it comfortably accommodates additional guests while ensuring their privacy.

It includes:

a fully equipped kitchen;
a private terrace;
three bedrooms, each with a 180 × 200 cm bed;
a living room with a 140 × 200 cm sofa bed;
a bathroom with a toilet.

The apartment sleeps 8 people in its bedrooms, with the option to accommodate 2 additional guests on the living room sofa bed.

Directions

The entrance to the hamlet is on the left when coming from Avallon via the D944, about 50 meters past kilometer marker 59.

The estate is ideally located:

less than 15 minutes from Exit 22 (Avallon) on the A6 highway;
less than 2 hours and 30 minutes from Paris and Lyon;
10 minutes from the Avallon SNCF train station and Bus station;
less than an hour from Auxerre and Dijon.
