Delightful 18th-century farmhouse - steeped in history & fully restored - nestled on a pleasant enclosed estate in the heart of a peaceful, typical winegrowing village nestled among the vines, 5 km from the charming market town of Givry (a picturesque medieval town with numerous amenities including supermarkets, as well as excellent sports and leisure facilities). Magnificent surrounding countryside, nestled in the rolling hills of the Côtes Chalonnaises (in an area classified as a ZNIEFF for its wealth of flora & fauna), a soothing, unspoilt setting that is both vineyard & farmland, combining vast vineyards, hedged meadows & gentle, wild forests, dotted with sites protected as "Zone Natura 2000" (for the quality of their rich ecosystems), bordering the sublime Vallée des Vaux ("the little Switzerland of the Chalonnaise") as well as the famous "Val d'Or" & its renowned "Mercurey" cru (leader of the Côte Chalonnaise crus, one of France's oldest AOCs). Ideally located on the Romanesque churches circuit, a marked "Balade Verte" hiking trail (adjoining a rich network of similar hiking trails accessible on foot or mountain bike) & the "Route des Grands Vins" (Côtes Chalonnaises & Couchois) which extends the illustrious "Route des Grands Crus" through the mythical wine villages of Puligny-Montrachet, Pommard, Meursault...), 4.5 km from the Voie Verte of the "Grande Boucle de Bourgogne du sud" (linked to the "Tour de Bourgogne à Vélo"), 2.5 km from a referenced 14 km "boucle vélo coup de cœur" (another 26 km loop accessible at 9 km), 15 km from the EuroVélo6 cycle route (along the famous Canal du Centre) & 20 km from the Voie Verte "Du Morvan aux Vineyards" linked to the "Cycloroute71" (Tour de Saône-et-Loire à vélo).
