An enclosed property steeped in history, with a bucolic river running through it, and a perfectly restored 17th-century mill (privately owned by the owners) offering the rare privilege of "no kill" fishing in its reach! Charming authentic traditional residence from the same period, carefully renovated into a comfortable holiday home, located in a small rural hamlet 4 km from Paray-le-Monial, the world-renowned sanctuary of the Sacred Heart (all shops and services on site, including a supermarket just 2 km away). In the heart of the gentle countryside of Paray-le-Monial, nestled in the verdant Bourbince valley (protected as a ZNIEFF for its wealth of flora & fauna), this peaceful, unspoilt Countryside is a mix of arable fields, beautiful wild forests & wooded Charolais bocage dotted with rivers & ponds. Ideally located on the Romanesque church circuit & a marked "Balade Verte" footpath (a rich network of identical hiking and mountain biking trails in the area), 4 km from the Voie Verte "Véloire" along the banks of the Loire (Europe's last wild river, protected as a Natura 2000 zone), adjoining the "Cycloroute71" (Tour de Saône et Loire by bike), 5 km of the Voie Verte du Canal du Centre, connected to the EuroVélo6 cycle route and the "Tour de Bourgogne à Vélo" (a river itinerary that can also be explored on relaxing boat trips), 17 km of a signposted mountain bike itinerary with "VTT-FFC" certification (linked to a vast network of similar routes criss-crossing the Brionnais region), 50 km from the vineyards of Côtes Mâconnaises & Côtes Roannaises & 60 km from Beaujolais (the world's first Vineyard to be recognized as a UNESCO World Geopark / various wine routes to discover, including the "Route des Vins de Bourgogne"). Prime location at the very southern tip of Burgundy, at the crossroads of the Allier, Loire & Rhône rivers, in the heart of the magnificent Charolais-Brionnais region (certified "Pays d'Art et d'Histoire", land of livestock farming and traditions, cradle of the world-renowned AOC cattle breed), rich in sublime landscapes and exceptional historical heritage, at the crossroads of Sologne & Mountain Bourbonnaise and Pays Roannais, not far from "Clunisois-Tournugeois" (label "Pays d'Art et d'Histoire"). Perfect location for easy access (RCEA 1 km away): 13 km from Digoin (river Marina connected to the "Canal du Centre" & "Canal tranquille" linking Digoin to Roanne), 16 km from Charolles, 26 km from Saint-Christophe-en-Brionnais & its iconic weekly "Market aux Bestiaux" dating from the late 15th century (one of the oldest in France, dedicated to the local Charolais star!), 28 km from Marcigny ("site clunisois" famous for its Monday morning market created in 1266), 30 km from La Clayette, 31 km from the charming medieval village of Semur-en-Brionnais, awarded the rare "Plus beaux villages de France" label, 39 km from the medieval spa town of Bourbon-Lancy, 43 km from the characterful town of Charlieu (exceptional Romanesque Benedictine abbey), 48 km from the renowned PAL theme park, 49 km from the TGV station at Le Creusot & 55 km from the illustrious abbey town of Cluny. An atypical "pied à terre" for a "waterside" break in the Countryside, just a stone's throw from all amenities! A mini-paradise for anglers of all ages!

    belle location

On a eu chaud .
