Family room - featuring a private "living room" with microwave & fridge - in a beautiful, characterful "seventies" villa in a residential area, on a vast, well-kept 3,000m² property, 1.5 km from the center of Etang-sur-Arroux (many local amenities including supermarket), a typical market town nestled on the southern slopes of the Morvan Massif in the heart of the Natural Park (literally Burgundy's green lung), 16 km from Autun (labeled a "Ville d'Art & d'Histoire", with over 2000 years of human history). Magnificent, unspoilt countryside setting, nestling at the confluence of the three bucolic valleys of the Braconne, Mesvrin and Arroux, in a soothing, undulating setting of meadows, rivers and vast, wild forests, nestled at the foot of the Uchon massif and its famous "Signal d'Uchon" summit ("the Pearl of Morvan", a natural site classified as a ZNIEFF, 12 km away), not far from the Beuvray & Haut-Folin mountains (highest point in Burgundy). Ultra-privileged location on the routes of the legendary GTMC mountain bike circuit (Grande Traversée du Massif Central), the "Cycloroute71" (cyclo tour of Saône-et-Loire) & numerous signposted "balades vertes" trails connected to the renowned GRP "Grand Tour du Morvan" as well as the GR 131 & GR 13 (vast network of identical hiking trails criss-crossing the region, to be explored on foot or mountain bike), 13 km from a referenced 28 km "boucle vélo coup de cœur", 15 km from the Romanesque churches circuit, 20 km from the Voie Verte "du Morvan aux Vignobles" and 30 km from the first vineyards of the Couchois (Côtes Chalonnaises adjoining the famous Côtes de Beaune & Hautes Côtes de Beaune) & the "Route des Grands Vins" extended by the illustrious "Route des Grand Crus". In the heart of the Autunois, a sublime territory steeped in history, traditions, legends & mysteries, rich in a rare historical heritage as well as grandiose landscapes, at the crossroads of the Nièvre (territory of the "Grands Lacs du Morvan") and the Côte d'Or. 15 km from the renowned Paldenshangpa Buddhist temple, 18 km from the famous Gallo-Roman archeological site of Bibracte, designated a "Grand Site de France", 23 km from Le Creusot (renowned Combes amusement park / Creusot TGV station 30 km away), 41 km from Château-Chinon, 46 km from the medieval town of Mont-Saint-Vincent (& its exceptional panoramic "belvedere"), 50 km from Digoin (river marina connected to the famous Canal du Centre & "quiet canal" linking Digoin to Roanne) & 51 km from the medieval spa town of Bourbon-Lancy (casino on site). An ideal "pied à terre" for a stopover or a "low-cost" stay!

Josette & Jean, open the doors to a beautiful, characterful seventies villa in a residential area near the center of the charming, typical market town of Etang-sur-Arroux (many amenities on site, including a supermarket). In the heart of Morvan's rolling "gentle mountain" countryside, in the heart of the Parc Naturel du Morvan, a sublime, unspoilt haven of greenery & nature, combining lush green meadows, rivers & wooded hills, in the hollow of the bucolic Arroux valley surrounded by vast, wild forests, nestled at the foot of the Uchon massif & its famous "Signal d'Uchon", 684m summit nicknamed "the Pearl of Morvan" (12 km away / accessible on foot or mountain bike), sumptuous panoramic viewpoint over the massif (as far as the Chaine des Puys), natural site protected as a ZNIEFF for its very rich ecosystem & total geological curiosity with a fairytale atmosphere (home to 20 large granite blocks with strange shapes that have inspired local counts & legends). Comfortable rooms. Warm, contemporary feel blends vintage eighties spirit & bourgeois ambience with the "mountain" soul of the premises (nestled under the roofs). Vast 3000m² lawned garden, carefully planted with trees and flowers, also featuring a small henhouse (the privilege of fresh eggs for breakfast!). Large exposed & shaded terrace overlooking the property.
