Charming, fully-restored 18th-century traditional farmhouse nestled on a well-kept property - including an outdoor spa in season - in a residential hamlet overlooking the picturesque medieval market town of Couches (home to Queen Marguerite de Bourgogne's sumptuous 13th-century château and the seven menhirs of Epoigny, one of Burgundy's most important megalithic sites / many local amenities including a small supermarket). In the heart of the bucolic Couchois vineyards, in the gentle, undulating Côtes Chalonnaises wine-growing Countryside, a sublime, unspoilt setting combining gentle meadows, vine-covered hillsides & beautiful, wild forests, much of it protected in various "Zones Natura 2000" & ZNIEFF for its rich ecosystems, bordering the sumptuous Vallée des Vaux ("Little Switzerland of the Chalonnaise") and the famous "Val d'Or" & its renowned "Mercurey" cru (leader of the Côte Chalonnaise crus, one of France's oldest AOCs), at the crossroads of the world-renowned vineyards of Côtes de Beaune & Hautes Côtes de Beaune. Ultra-privileged location on the Romanesque churches circuit, the "Route des Grands Vins" (which extends into the illustrious "Route des Grands Crus" through the legendary wine villages of Puligny-Montrachet, Pommard, Meursault...) & several signposted "balades vertes" footpaths (linked to a vast network of similar paths criss-crossing the area, for walking or mountain biking), 700m from the GR137, 3 km from the superb GRP "Au Fil des Vignobles et Vallées" (connected to the GR7, GR76 & GR137), 6.5 km of the "EuroVélo6" connected to the "Tour de Bourgogne à vélo" (following the famous Canal du Centre navigable route to discover by boat or on foot), ten kms of two "Loops Vélo Coup de Coeur" referenced (itineraries of 24 & 18 kms), 11 km of the Voie Verte "du Morvan aux Vignobles" linked to the "Cycloroute71" (Tour de Saône-et-Loire by bike), 13 km of "La Voie des Vignes" (a 36-km route through the vineyards of Burgundy's Grand Crus, some of the world's finest) & 22 km of the renowned GTM (Grande Traversée du Massif Sud Bourgogne) mountain bike route. Location at the crossroads of the Chalonnais, Côte d'Or, Pays Beaunois, Autunois and Morvan Natural Parks. Ideal for commuting: 17 km from Le Creusot (renowned Les Combes amusement park / Le Creusot TGV station 19 km away), 13 km from the spa town of Santenay, 13 km from the medieval town of Nolay (on-site Lake), 18 km from Chagny (renowned for its Sunday morning gourmet Market), 23 km from Givry, 25 km from Autun (labelled "City of Art and History"), 29 km from Chalon-sur-Saône (labelled "City of Art and History"), 31 km from Beaune & 49 km from the famous Gallo-Roman archaeological site of Bibracte labelled "Grand Site de France". A comfortable "pied à terre" for a holiday combining nature and Vineyard discoveries!
