Beautifully restored 19th-century character property set in a cul-de-sac on a vast 1.4-hectare estate, in a peaceful residential neighborhood steeped in history, facing the "postcard-perfect" quays of the charming gastronomic & shopping town of Tournus (world-renowned abbey site & river Marina and unique level of sports & leisure facilities), equidistant from Dijon & Lyon. An ultra-privileged location on the Romanesque churches circuit, the Voie Bleue (running alongside the Saône River) and the Voie Verte of the "Grande Boucle de Bourgogne du Sud", the "Cycloroute71" (bicycle tour of Saône-et-Loire), and the renowned GTM mountain bike circuit with "VTT FFC" accreditation (Grand Tour du Massif Sud Bourgogne, linked to a vast network of similar marked mountain bike trails criss-crossing the massif), marked "balades vertes" footpaths (a rich network of identical trails criss-crossing the region, to be explored on foot or mountain bike), the GR76 and the famous "ViaCluny" GR (attached to the historic "Chemin des Moines" linking the abbeys of Citeaux & Cluny), close to the various wine routes ("Route des Grands Vins" & "Route des Vins de Bourgogne"), 14 km from the renowned Mont Saint-Romain downhill mountain bike track. In the heart of the Tournugeois-Clunisois region (labelled "Pays d'Art et d'Histoire"), at the crossroads of the Côtes Mâconnaises & Côtes Chalonnaises vineyards, at the crossroads of the Ain and the rich territories of the Mâconnais, Bresse Bourguignonne & Chalonnais. Ideal for touring (A6 on site): 7 km from Cuisery, one of France's exclusive 8 "Villages du Livre", 12 km from the medieval village of Brancion, 16 km from Lugny ("the little capital of the Haut-Mâconnais" with the first Burgundy wine-producing cellar), 24 km from the medieval town of Saint-Gengoux-le-National ("Cités de Caractère de Bourgogne-Franche-Comté"), 28 km from Chalon-sur-Saône ("City of Art and History"), 30 km from Louhans (capital of the Bresse region, famous for its "Monday Market" and "Remarkable site of taste"), 31 kms from Mâcon (Mâcon Loché TGV station 37 km away), 34 km from the illustrious abbey town of Cluny, 42 km from the sumptuous landscaped jewel of the Roches de Solutré & Vergisson (labelled "Grand Site de France"), 46 km from Vonnas (Georges Blanc's gourmet village) & 55 km from Beaune. 4 Holiday cottages can be rented together for a total capacity of 15 people (with n°3336, 3337 & 3339).
