An elegant, characterful 19th-century bourgeois residence, steeped in history and fully restored, nestled in the heart of the picturesque medieval wine-growing and shop town of Couches, designated a “Station Verte de Vacances” (home to the sumptuous 13th-century castle of Marguerite de Bourgogne, Queen of France, located just a stone’s throw away, as well as the seven menhirs of Epoigny, one of Burgundy’s most significant megalithic sites / numerous local amenities, including a small supermarket). At the gateway to the Morvan Natural Park, in the heart of the Couchois vineyards and its gentle, rolling countryside (a protected area designated as various “Natura 2000” zones and ZNIEFFs for its rich ecosystems), a bucolic landscape blending vineyard-covered hillsides, wooded meadows, and beautiful wild forests, neighboring the sumptuous Vaux Valley (“Little Swiss Chalonnais”) and the famous “Val d’Or” of Mercurey (the flagship of the Côte Chalonnaise wines, one of France’s oldest AOCs), at the crossroads of the world-renowned Vineyards of the Côtes Chalonnaises, the Côtes de Beaune and Hautes Côtes de Beaune, and very close to Mont Rome, the region’s highest point at 546m (a major rock-climbing site and viewpoint renowned for its exceptional view stretching from the Saône to the Autunois region). An exceptionally prime location along the Romanesque Church Trail and the “Route des Grands Vins” (which extends into the illustrious “Route des Grands Crus,” passing through the legendary wine-growing villages of Puligny-Montrachet, Pommard, Meursault…), various marked hiking trails including the “balades vertes” (a vast network of similar hiking trails crisscrossing the region, suitable for walking or mountain biking), and the superb GRP “Au Fil des Vignobles et Vallées” (connected to the GR7, GR76, and GR137), 6 km from the Canal du Centre Greenway (a navigable route that can also be explored by boat or on foot), which runs alongside the EuroVélo6 bike route as well as the “Tour de Bourgogne à Vélo,” 11 km from the “Du Morvan aux Vineyards” Greenway, which runs alongside the “Cycloroute 71” (Tour de Saône-et-Loire à Vélo), 11 km from “La Voie des Vignes” (a 36-km route through the Vineyards of Burgundy’s grand cru wines, among the world’s finest), 18 km from the “La Voie des Étangs” bike route and 21 km from the renowned GTM (Grande Traversée du Massif Sud Bourgogne) mountain bike trail. A prime location in the heart of the Chalonnais region, on the border of the Côte d’Or and the Pays Beaunois, at the crossroads of the Autunois and the Morvan. Ideal for exploring the area: 6 km from Saint-Léger-sur-Dheune (Marina), 13 km from the spa town of Santenay, 13 km from the medieval town of Nolay (with a lake on site), 17 km from Chagny (renowned for its Sunday morning gourmet Market), 17 km from Le Creusot (home to the famous Les Combes amusement park / Le Creusot TGV station 20 km away), 24 km from the medieval wine-growing village of Givry, 26 km from Autun (designated a “City of Art and History”), 30 km from Chalon-sur-Saône (designated a “City of Art and History”), 30 km from Beaune, 33 km from the starting point of the “Vélorail du Morvan” (a 22-km unusual ride through the countryside), and 49 km from the famous Gallo-Roman archaeological site of Bibracte, designated a “Grand Site de France.” A unique retreat in the “heart of town,” just steps away from local amenities, offering a refreshing “getaway to the countryside” filled with countless pleasures and discoveries! Perfect for families or couples!

Florian welcomes you to an exotic getaway set within an elegant, characterful 19th-century bourgeois residence—fully restored and steeped in history (the village’s former “tax office”)— nestled right in the heart of a picturesque “postcard-perfect” village. This charming medieval wine-growing village, designated a “Station Verte de Vacances,” is situated along the route of the ancient Roman road Agrippa, Couches boasts an exceptional heritage (including the sumptuous 13th-century castle of Marguerite de Bourgogne, Queen of France, located just a stone’s throw away), numerous amenities, and is set in a magnificent, rolling landscape, nestled in the heart of unspoiled wine-growing countryside, in a bucolic valley blending vineyard-covered hillsides, wooded meadows, and beautiful wild forests, within a ZNIEFF-protected area (for its rich flora and fauna). A comfortable holiday cottage. Beautiful, spacious, and bright living area. Warm, cozy, and inviting “contemporary country” charm. A decidedly serene and peaceful atmosphere. An intimate, spacious shaded terrace (under a canopy) nestled off the “inner courtyard” at the back of the house, overlooked by a pleasant “suspended” panoramic garden, with lawns and flowers, adjacent to the majestic “Tour Guerin” (a 16th-century stately home and iconic local landmark).
Layout: Semi-detached house in the village housing the owner’s residence (shared entrance but complete privacy) + a small restaurant on the ground floor that is very occasionally made private (as it operates solely as a “catering” business). Wi-Fi (fiber). Gas heating. Shared laundry room on the ground floor (access from the outside via the inner courtyard). Holiday cottage on the 1st floor: Living room-kitchen-dining area, 2 bedrooms (1 double bed 140x190cm / 2 single beds 90x190cm that can be joined to form a double bed 180x190cm), bathroom (shower), separate toilet. Private garden and terrace. Ample free public parking lot on site (directly accessible from the garden). Local shops, including a small supermarket 900m away.
