A complete change of scene! Delightful authentic 18th-century traditional residence steeped in history & fully restored - with a pleasant intimate garden & a vast covered terrace - nestled in a peaceful setting, a stone's throw from the first vineyards, in the very heart of a peaceful, picturesque village in the Haut Mâconnais region, 5 km from the charming, typical market town of Cormatin (sumptuous 17th-century château & many local amenities) & 14 km from the illustrious abbey town of Cluny (all local amenities including supermarkets). Magnificent surrounding environment, nestled in the bucolic Guye valley, in the heart of the rolling Cluny countryside, a splendidly preserved natural setting combining hedged farmland, vineyards, meadows & beautiful wild forests, much of it protected as a "Natura 2000 Zone" for its remarkable ecosystems. Ultra-privileged location at the crossroads of the Mâconnais & Côtes Chalonnaises vineyards, ideally situated on the route of the Romanesque church circuit, the GR76 (connected to the historic "Chemin des Moines" linking the abbeys of Cîteaux and Cluny, as well as to a vast network of footpaths marked out as "balades vertes", for walking or mountain biking) & a referenced 27 km "boucle vélo coup de cœur" (another identical 24 km itinerary accessible at 5 km), 4 km from the Voie Verte of the "Grande boucle de Bourgogne du Sud" & 10 km from the renowned GMT mountain bike route (Grand Tour du Massif sud Bourgogne), very close to the "Route des Vins de Bourgogne" and the "Route des Grands Vins". Right in the heart of the Tournugeois-Clunisois (classified as a "Pays d'Art et d'Histoire"), at the crossroads of the Mâconnais, Chalonnais & Bresse Bourguignonne, splendid territories rich in magnificent landscapes, renowned gastronomy and exceptional historical heritage (notably medieval & Romanesque). Ideal location for exploring: 7 km from Taizé (& its famous religious community), 10 km from the medieval village of Saint-Gengoux-le-National (labelled "Cités de Caractère de Bourgogne-Franche-Comté"), 17 km from the medieval town of Brancion, 25 km from Tournus (A6 on site), 34 km from the landscaped jewel of the Roches de Solutré & Vergisson, labelled "Grand Site de France", 35 km from Charolles, 36 km from Chalon-sur-Saône (labelled "Ville d'Art et d'Histoire"), 36 km from Le Creusot TGV station, 38 km from Mâcon (Mâcon Loché TGV station 35 km away), 39 km from Charolles, 47 km from Paray-le-Monial & 50 km from Louhans. A comfortable cocoon & soothing garden, nestled in the heart of the village, for a relaxing family or romantic getaway!

Nicole & Dany open the doors of a delightful authentic 18th-century traditional home, steeped in history & completely revisited, nestled in the calm of a small alleyway, in the heart of a picturesque wine-producing village typical of the Haut-Mâconnais region, totally relaxing & exotic. Peace & tranquility just a stone's throw from the very first vineyards, the surrounding meadows & woods (to be explored on soothing walks or mountain bike rides), in the heart of the gentle, bucolic, rolling Cluny countryside. This charming, perfectly preserved Burgundian village, with its carefully restored historic buildings, is a picture-postcard village nestled at the foot of a gentle mountain with a vast, wild forest (flanked by a "panoramic lookout" at the summit), nestled in the lush green valley of the Guye (with its fish-filled river), it enjoys a sublime landscape, combining meadows and vineyards, and is home to a biotope protected as a ZNIEFF for its rich fauna and flora, with a 6 km "discovery trail" (typical Burgundy "limestone lawns"). Spacious, comfortable gite. Warm country charm with contemporary accents, enhanced by fine traces of the original building (stone walls, stone & wood lintels, imposing stone fireplace mantel). The gentle soul of an old house. Cosy & cozy. Vast, sheltered 20m² terrace with vine trellis (garden furniture & "relaxation" area) opens onto a pleasant, intimate, grassy, flower-filled garden, tucked away from view behind a plant fence.
Composition : Semi-detached village house. Wifi access. Electric heating + fireplace. Gîte on 1st floor, but access on the same level (slope). Ground floor: living room-kitchen, two bedrooms (each with 2 beds 140x190cm), bathroom (shower/Wc). Covered terrace + garden + bike room + private parking. Shops 5 km. All amenities 14 km.
