Close to all amenities! Charming authentic 18th-century character property, steeped in history & fully restored, nestled in a peaceful setting just a stone's throw from the vineyards, in the heart of a picturesque Côtes Chalonnaises wine village nestling on the banks of the famous Canal du Centre, 2 km from the spa town of Santenay (casino on site) & 3 km from Chagny, famous for its Sunday morning gourmet market (charming, typical market towns with a wide range of amenities including supermarkets, sports and leisure facilities). Splendid surrounding Countryside, dotted with signposted footpaths (including "balades vertes" on foot or mountain bike), with several protected sites classified as "Zone Natura 2000" & ZNIEFF (for their rich fauna & flora ecosystems), bordering the bucolic vineyards of the Maranges & Couchois, the sumptuous Vallée des Vaux ("Little Switzerland of the Chalonnaise") & the famous "Val d'Or" of Mercurey (leader of the Côte Chalonnaise crus, one of the oldest AOCs in France), in the gentle valley of the Dheune & its sublime rolling countryside combining vineyard hillsides, wooded hills, meadows & rivers. An ultra-privileged Location on the Romanesque churches circuit, the "Route des Grands Vins" extended by the illustrious & nearby "Route des Grands Crus" (passing through the mythical wine villages of Puligny-Montrachet, Pommard, Meursault... all less than 15 km away), the EuroVélo6 cycle route (running along the Canal du Centre) and the "Cycloroute71" (Tour de Saône-et-Loire by bike), 2 km from the GR7 (connected to the GR76 & GR137) linked to the superb GRPs "Au fil des Vignes et Vallées" & "des Grands Crus", 2 km (equidistance) from the Voie verte "du Morvan aux Vignobles", the Véloroute "la Voie des Étangs" (linking Beaune) & the Véloroute "la Voie des Vignes" (36 kms among the world's most famous vineyards) and 17 km from the Voie Verte of the "Grande Boucle de Bourgogne du Sud". Prime location on the Côte d'Or border, at the crossroads of the world-renowned vineyards of Côtes de Beaune, Hautes Côtes de Beaune & Côtes Chalonnaises, at the crossroads of Pays Beaunois, Bresse Bourguignonne & Autunois, not far from the Morvan Natural Park. Ideal for exploring: 11 km from the medieval town of Nolay (lake for swimming), 15 km from Couches (sumptuous 13th-century château of French queen Marguerite de Bourgogne & "Sept menhirs d'Epoigny", one of Burgundy's most important megalithic sites), 16 km from Beaune, 21 km from Chalon-sur-Saône (classified as a "City of Art and History"), 30 km from Le Creusot (renowned Combes amusement park / Creusot TGV station 27 km away), 40 km from Autun (classified as a "City of Art and History", with over 2,000 years of human history), 41 km from Seurre & 47 km from Tournus. A "pied à terre" with a complete change of scenery, immersed in the heart of the village, for a stopover or romantic getaway!

Dalesman Excellent for cyclists
This is a very large 1st floor apartment in a quiet village setting with views on three aspects. Well equipped and traditionally furnished. Very comfortable bed with good quality linen. Parking was available at the village church which is adjacent to the property. Bikes can be stored securely in the owner's workshop and the area is excellent for cycling. The apartment is accessed via steep stone stairs.
