Superb landscaped property with the feel of a gentle southern resort! Charming authentic traditional late 18th century Brionnais farmhouse, steeped in history & fully restored, nestled on the edge of meadows in a panoramic hillside belvedere - set in a vast, ultra-kept, charming 7000m² garden - 8 km from the charming medieval & shopping village of Marcigny, a "Cluniac site" renowned for its Monday morning Market, created in 1266 (many amenities on site, including supermarkets). Peace & quiet in a peaceful little rural hamlet a stone's throw from the "Canal tranquille" linking Roanne to Digoin, in the heart of the unspoilt Brionnais Countryside (classified as a ZNIEFF), in the very heart of the bucolic rolling local bocage, very close to the banks of the Loire (Europe's last wild river, protected as a "Natura 2000 zone" for its rich ecosystems), next to the verdant Arconce valley, in a magnificent landscape combining agriculture and nature, between bucolic wooded bocages dotted with ponds and rivers, and beautiful wild forests. An ultra-privileged Location on the Romanesque church circuit, "natural" hiking trails including a signposted "balade verte" (a vast network of similar hiking trails to be explored on foot or mountain bike), a "VTT-FFC" approved mountain bike route (linked to a vast network of similar routes criss-crossing the Brionnais region) & a 3 km section of the Voie Verte "Véloire" (running along the banks of the Loire) linked to the "Cycloroute71" (cycling around Saône-et-Loire), 28 km of the "Voie Verte du Canal du Centre" (connected to EuroVélo6 and the "Tour de Bourgogne à vélo"), some 30 km from the first vineyards of the Côtes Roannaises and some 60 km from the vineyards of the Beaujolais (first vineyard in the world to be recognized as a UNESCO World Geopark) and the Côtes Maconnaises ("Route des Vins de Bourgogne" & various Routes des Vins du Beaujolais to explore). In the heart of the sublime Charolais-Brionnais region (labelled "Pays d'Art et d'Histoire"), an ultra-renowned land of livestock breeding & traditions, cradle of the world-renowned AOC beef breed, rich in sumptuous landscapes and an exceptional historical heritage, at the crossroads of the Sologne & Bourbonnaise Mountains and the Pays Roannais, not far from the Mâconnais-Clunisois and Beaujolais regions. Privileged location with access to several départements (at the crossroads of Allier, Loire & Rhône): 11 km from Anzy-le-Duc (home to one of Burgundy's most beautiful Romanesque churches), 12 km from the medieval village of Semur-en-Brionnais, awarded the rare "Plus beaux villages de France" label, 20 km from Saint-Christophe-en-Brionnais & its iconic weekly "Market aux Bestiaux" dating from the late 15th century (one of the oldest in France, literally a show dedicated to the local Charolais star!), 23 km from Digoin (river Marina linked to the famous Canal du Centre), 28 km from Paray-le-Monial, 28 km from the characterful town of Charlieu (exceptional Romanesque Benedictine abbey), 32 km from La Clayette, 35 km from Charolles, 38 km from Roanne & 4 km from the famous PAL theme park. An inspiring "green setting", a haven of peace and relaxation for families and lovers alike!
