Exceptional & very rare authentic 12th-century mill, carefully renovated into a hyper-comfortable, charming holiday resort, steeped in history & perfectly preserved (a heritage jewel once linked to the Ferté abbey, incorporating all its original "ouvrages d'art"), nestling on the banks of a vast, private 1-hectare "pièce d'eau" on the Grosne river, with boat available (renowned for its pike, open to fishermen). Peace & quiet in the Countryside, in a mini rural hamlet nestled on the edge of fields & meadows (with peaceful Charolais cows as close neighbors) on the edge of the vast wild Forest de la Ferté. A soothing, unspoilt setting & literally an Unusual site, set in magnificent landscaped grounds (protected as a "Natura 2000 zone"), just a stone's throw from the village center, typical & picturesque (listed 12th-century Romanesque church). Very comfortable Holiday cottage. Very spacious. Vast living room with imposing "cathedral" volume (7m under ridge). Cosy & refined country charm, with contemporary accents (superb staircase & designer glass roof), combining tradition & modernity in an elegant "mix & match", enhanced by a meticulous heritage restoration (majestic fireplace mantels, stone lintels & walls, sculptural original framework...). Enormous character. Cosy & cocooning atmosphere, 100% exotic. Large enclosed courtyard terrace, exposed & shaded. Pleasant 1100m² natural garden planted with trees and flowers. Beautiful unobstructed view of the river and surrounding Countryside. Composition: Detached house. Oil central heating + Wood heating Wifi.
