Sublime panoramas & landscapes! Literally "postcard setting"! Delightful, authentic, carefully restored 19th century Burgundy character property perched on a "balcony" on a south-facing hillside - on a vast 2000m² enclosed property with a beautiful swimming pool (6x12m) and a pétanque court - nestled in a picturesque residential hamlet (2.5 km from a supermarket), in the very heart of the bucolic vineyards of the renowned "Val Lamartinien", 11 km from Mâcon, Burgundy's most southerly city, nestled on the banks of the Saône (bordered by the Voie Bleue, linked to the EuroVélo17/"ViaRhôna" cycle routes) & 14 km from the illustrious abbey town of Cluny (one of Burgundy's most beautiful pearls, awarded the prestigious "Patrimoine Européen" label). Peace & total tranquility in the heart of the Mâconnais Countryside (protected by ZNIEFF & various "Natura 2000 zones" for its rich ecosystems), overlooking the charming shopping town of La Roche Vineuse (many amenities) in the wooded foothills of the wild & protected South Burgundy Massif, nestled in a sublime wine-growing & natural setting of gentle rolling mountains, facing the neighbouring jewel of the Roches de Solutré & Vergisson "Grand Site de France" (8 km away). An ultra-privileged Location at the very southern tip of the Mâconnais mountains, on the edge of the Haut Beaujolais region (first Vineyard in the world to be recognized as a UNESCO World Geopark / vast area of signposted mountain biking trails to be discovered on the massif), ideally situated on the "Burgundy Wine" route (Côtes Mâconnaises, extending various Beaujolais wine routes), the Romanesque churches circuit & various "natural" hiking trails, including a signposted "Balade Verte" (a very rich network of similar hiking trails between vineyards & nature, to be discovered in the surrounding area), 1 km from the Voie Verte of the "Grande Boucle de Bourgogne du Sud" (& its remarkable "Tunnel du Bois Clair" at 7 km, the longest former railway tunnel in France open to a Voie Verte with its 1.6 km), 4 km from the "Cycloroute71" (Tour de la Saône-et-Loire by bike), 4 km from the GR76, 10 km from the renowned GTM VTT FFC (Grand Tour du Massif Sud Bourgogne connected to a vast network of identical MTB trails criss-crossing the massif) & 19 km from the renowned Mont-Saint-Romain downhill MTB track. Prime location at the crossroads of the Rhône & Ain rivers, at the crossroads of the Mâconnais & Beaujolais regions (numerous Vineyards to explore), the Clunisois-Tournugeois region (labelled "Pays d'Art et d'Histoire") & the Bresse de l'Ain region. Ideal for easy access (RCEA, A6 & A40 nearby): 9 km from Mâcon Loché TGV station, 23 km from Touroparc Zoo animal park, 23 km from "Hameau Dubœuf" (Europe's 1st vineyard & wine theme park), 25 km from the medieval village of Brancion, 31 km from Vonnas (gastronomic village of Georges Blanc), 36 km from Tournus (world-renowned abbey site), 44 km from Beaujeu (historic capital of Beaujolais), 44 km from Villefranche-sur-Saône, 47 km from Charolles & 49 km from Bourg-en-Bresse. Delightful, authentic 19th-century Burgundy character property steeped in history (former winegrower's house), carefully restored, perched on a "panoramic balcony" in the heart of the vineyards, on a south-facing hillside. Peace & quiet in a picturesque, perfectly preserved winegrowing hamlet, an "old village" nestled on the heights of the charming, typical market town of La Roche Vineuse, one of the few communes in Saône-et-Loire to have retained its revolutionary name, with numerous small shops and a remarkable heritage (elegant 18th-century "Renaissance" houses with lava roofs, washhouses & cadoles, 11th-century Romanesque chapel, "Carrières de la Lie" archaeological site listed as a Monument Historique...). Soothing countryside & vineyard surroundings, nestled beneath the wooded ridges of the Rochette Mountain, home to a rare 7-hectare "Espace Naturel Sensible" ("Lande de Nancelle") adjoining a vast wild forest (to be explored on relaxing walks or mountain bike rides), in the gentle rolling Mâcon Countryside (protected by ZNIEFF & various "Zones Natura 2000" for its wealth of flora & fauna), in the very heart of the bucolic vineyards of the renowned "Val Lamartinien" (made from Chardonnay grapes, named after the famous French poet, writer & politician, a native of the area). Comfortable Holiday cottage. Warm, contemporary country style combining modernity & tradition. Soft, cosy atmosphere. Pleasant private enclosed courtyard, with a lovely lime tree offering appreciable natural shade, adorned by a large exposed and shaded terrace, complemented by a vast shared enclosed garden of 2000m², well-kept & planted (partly sloping with an orchard: quince, apple, cherry, plum, fig, apricot trees...) with a beautiful Piscine and a pétanque court. Breathtaking panoramic views over the Vineyards and the sumptuous landscape of Solutré & Vergisson. Composition: House comprising 2 Holiday cottages (totally independent of each other). Wifi (fiber). Electric heating. Holiday cottage in duplex. Ground floor: kitchen, living room, separate toilet. 1st floor: 2 bedrooms (bed 2 p. 160x200cm / bed 2 p. 140x190cm + bed 1 p. 90x190cm), shower room, separate toilet.

    Cordialement
    NMc
