In the heart of the Vineyard, just a stone's throw from the sumptuous Château de Germolles, illustrious palatial residence of the Dukes of Burgundy! A delightful authentic 18th-century character property, steeped in history & very carefully converted into a comfortable holiday home - set on a vast 7-hectare property converted into a "micro farm" housing peaceful Cameroon sheep - nestled on the edge of a picturesque wine-producing village between the charming, typical market towns of Givry and Mercurey (many amenities on site, including supermarkets), 10 km from Chalon-sur-Saône (City of Art and History). In the midst of gentle, rolling Countryside (protected as a ZNIEFF for its rich ecosystems) combining vineyard slopes, wooded hills, fields & meadows, close to two vast state forests and several Natura 2000 protected natural sites, bordering the famous "Val d'Or" & its renowned "Mercurey" (leader of the Côte Chalonnaise crus, one of France's oldest AOCs) and the sublime Vaux valley ("la petite Suisse Chalonnaise"). Location ultra-privileged on the route of the Romanesque churches & the "Route des Grands Vins" (extended by the illustrious "Route des Grands Crus" through the mythical wine villages of Puligny-Montrachet, Pommard, Meursault...), several footpaths (connected to a vast network of signposted "balades vertes" criss-crossing the region, to be explored on foot or mountain bike), 1 km from the GR76 adjoining the GR7 (linked to the superb GRPs "Au fil des Vignes et Vallées" & "Grands Crus"), 6 km from the Voie Verte of the "Grande Boucle de Bourgogne du Sud", 9 km from the EuroVélo6 cycle route adjoining the "Cycloroute71" (Tour de Saône-et-Loire by bike), 13 km from the Voie Verte du Canal du Centre (linked to the "Tour de Bourgogne à vélo"), 13 km from the Voie des Étangs cycle route, 17 km from the Voie Verte "du Morvan aux Vineyards", 17 km of the Voie Verte "La Voie des Vignes" (36 km route through the vineyards of Burgundy's Grand Crus, the world's most eminent) & 19 km of the Voie Bleue (along the Saône) connected to the Voie Verte Bressane. At the crossroads of the Couchois, and the world-renowned vineyards of Côtes de Beaune & Hautes Côtes de Beaune, at the crossroads of Côte d'Or, Pays Beaunois, Bresse Bourguignonne & Autunois. Ideal for exploring: 6 km from Clinique Val Dracy, 13 km from Chagny, famous for its Sunday morning gourmet market (river Marina on site), 17 km from the spa town of Santenay (Casino on site), 26 km from the medieval town of Nolay, 29 km from Beaune, 29 km from Le Creusot (renowned Les Combes amusement park / Creusot TGV station 27 km away), 35 km from Tournus, 44 km from Autun (classified as a "City of Art and History", with over 2,000 years of human history) & 49 km from the illustrious abbey town of Cluny. A delightful "pied à terre", bursting with charm, for a relaxing "mise au vert" for families and lovers alike!
