An extremely rare find! A very elegant, modernist “’70s”-style villa—transformed into an ultra-comfortable, charming vacation home—nestled in a suburban area on a lovely, enclosed 1,500 m² property, adjacent to the heart of Cuisery, listed among the highly exclusive 8 "Villages du Livre" in France, a charming, traditional market town steeped in history (featuring numerous shops and services, including several supermarkets) nestled on the banks of the Seille River (a rare natural area designated as a "Natura 2000" site for its remarkable ecosystems), 8 km from the delightful gastronomic town of Tournus, a world-renowned abbey site nestled on the banks of the Saône (A6 highway, Marina, and all amenities on-site). Set in the heart of unspoiled countryside (protected as a ZNIEFF), a serene landscape blending wilderness and agriculture, between wooded plains dotted with bucolic ponds and rivers and beautiful forests, just a stone’s throw from a vast, untamed Forest home to the remarkable Truchère Nature Reserve (an exceptional ecosystem, a mosaic of natural habitats, bordering the confluence of the Saône and Seille rivers), bordering the Saône Valley and the wooded foothills of the nearby South Burgundy mountain range. An exceptionally prime location along the routes of the Romanesque Churches Circuit, the “Cycloroute 71” (Tour de la Saône-et-Loire by bike), and various nature trails, including a designated “green trail” (a rich network of similar hiking trails crisscrossing the region, to be explored on foot or by mountain bike) and the GR trail of the famous “ViaCluny” (connected to the GR76 as well as to the historic “Chemin des Moines,” which once linked the abbeys of Cîteaux and Cluny), 7 km from the Voie Bleue (running along the Saône), adjacent to the “Southern Burgundy Loop” greenway, and 7 km from the renowned GTM mountain biking route certified “VTT FFC” (Grand Tour of the Southern Burgundy Massif, connected to a vast network of similar trails crisscrossing the massif in a “star” pattern), about 10 km from the first Vineyards of the Upper Mâconnais, about 30 km from the Côtes Chalonnaises, and about 40 km from the Jura Vineyards (“Routes des Vins de Bourgogne,” extended by the “Route des Grands Vins,” which is well worth exploring). On the edge of the magnificent, unspoiled Bresse Bourguignonne region (birthplace of the famous Bresse poultry AOC), at the crossroads of the Tournugeois-Clunisois region (designated a “Pays d’Art et d’Histoire”), the Mâconnais and Chalonnais regions, not far from the departments of Ain and Jura. Ideal for exploring the surrounding area: 10 km from the medieval town of Romenay, 20 km from the medieval village of Brancion, 24 km from Louhans, the capital of Burgundian Bresse (and its iconic medieval street with 157 arcades), 31 km from Saint-Gengoux-le-National (designated a “Cité de Caractère” in Bourgogne-Franche-Comté), 33 km from Chalon-sur-Saône (designated a “City of Art & History”), 37 km from Mâcon (Mâcon Loché TGV station 43 km away), 42 km from the illustrious abbey town of Cluny, 42 km from Vonnas (Georges Blanc’s gastronomic village), 47 km from the sublime natural gem of La Roche de Solutré, designated a “Grand Site de France,” 46 km from Bourg-en-Bresse and 49 km from Lons-le-Saunier. An inspiring and relaxing contemporary “retreat” for a “getaway to the countryside” with your “little tribe,” offering countless pleasures and discoveries!

Marie-Christine and Jean-François invite you to explore a very elegant, modernist “’70s”-style villa that has been fully restored to the highest standards—featuring remarkable, California-inspired avant-garde architecture—located in a suburban area, just a stone’s throw from the nearby wooded meadows and a vast, untamed Forest home to the remarkable Truchère Nature Reserve (an exceptional ecosystem, a mosaic of natural habitats, bordering the confluence of the Saône and Seille rivers). Very close to the center of Cuisery (which offers numerous amenities, including supermarkets)—listed among France’s very exclusive eight “Villages du Livre” (with many dedicated professionals on site)—a charming, historic, and bustling village steeped in history, nestled on the banks of the Seille (a bucolic, preserved natural river steeped in history, perfect for exploring on peaceful “cruises,” such as by kayak or license-free Boats / with a river Marina on-site), a remarkable protected ecosystem designated as a “Natura 2000” site, appreciated by both anglers and nature lovers alike (a migratory bird sanctuary, rare plant species, numerous fish including the famous catfish, animals, and wildlife…). Nestled in the heart of unspoiled countryside, within a vast natural area protected as a ZNIEFF for its rich flora and fauna (perfect for exploring on foot or by bike), a soothing landscape that blends agriculture with unspoiled nature, between vast hedgerow-lined plains of fields and meadows dotted with ponds and rivers and beautiful wild Forests, nestled between the Seille and Saône rivers on the borders of the Bresse Bourguignonne and the Tournugeois-Clunisois regions, not far from the first Vineyards of the Côtes Mâconnaises or the wooded foothills of the nearby South Burgundy mountain range (wild and unspoiled). Spacious, luxurious holiday cottage. Very bright. Meticulously maintained contemporary charm, opulent and refined. Abundant charm, style, and character. A warm, serene, and cozy atmosphere. A pleasant, intimate, enclosed property of 1,500 m² (with an electric gate), carefully landscaped with lawns and trees, featuring a secure “natural playground” for kids (complete with a swing), and offering a large, sun-exposed and shaded terrace (depending on the view).
Layout: Detached house on two levels adjacent to the owner’s home (complete privacy with no direct neighbors). Wi-Fi. Oil-fired central heating. Laundry room with sheltered exterior access (under a covered walkway). Ground floor: open-concept living-kitchen-dining area, 1 bedroom (double bed 140x190 cm) with private bathroom (shower), separate toilet. First floor: 3 bedrooms (double bed 160x200 cm / 2 with 2 single beds 80x200 cm that can be joined to form a double bed 160x200 cm), including 1 with a private shower room (shower/toilet) and 2 opening onto a sheltered balcony, full bathroom (tub), and separate toilet. Enclosed property (1,500 m² / with a swing) + terrace + sheltered balcony + bike storage + private parking. Supermarkets and small shops 1.5 km away. All amenities 8 km away.
