A literally exceptional & 100% Unusual address nestled on a site steeped in history! A rare authentic dovecote of character built in the 12th century - carefully re-envisioned as a comfortable, charming holiday home - nestled on the edge of meadows at the foot of a majestic medieval fortress dating from 1056 (stronghold of the Dukes of Burgundy, listed as a "Monument Historique"), on a vast 2-hectare natural estate, 9 km from Gueugnon, a "City in the Countryside" with a rich industrial past (many amenities including supermarkets). Peace & total tranquility, perched as a "panoramic lookout", in the heart of meadows, on a gentle hill overlooking a typical village, in the gentle, unspoilt Countryside of the northern Charolais region (largely protected as a ZNIEFF for its wealth of flora & fauna), nestled between the verdant Bourbince & Arroux valleys, a magnificent hilly setting combining agriculture & nature, between bucolic hedged farmland, forests, rivers & ponds, not far from the banks of the Loire, "Europe's last wild river" protected as a "Natura 2000 Zone" (for its exceptional ecosystems). Ideally located on the Romanesque churches circuit and numerous signposted footpaths (complemented by a vast network of "balades vertes" (green trails) criss-crossing the region, for walking or mountain biking), 10 km from the Voie Verte du Canal du Centre (Canal du Centre green route), linked to the EuroVélo6 cycle route and the "Tour de Bourgogne à Vélos" (Tour of Burgundy by bike) (itinerary also to be discovered on relaxing boat trips), 15 km from the "Cycloroute71" (Tour of Saône et Loire by bike), 16 km from the mythical GTMC (Grande Traversée du Massif Central) mountain bike circuit, 18 km from the Voie Verte "Véloire" running alongside the Loire, some 30 km of VTT-FFC-approved mountain bike itineraries (a vast network connected "en étoile" covering the Brionnais region) and some 50 km from the first vineyards of the Côtes Mâconnaises & Côtes Chalonnaises ("Routes des Vins de Bourgogne" & "Route des Grands Vins" to discover). On the edge of the sublime, unspoilt Charolais-Brionnais region, which has been awarded the "Pays d'Art et d'Histoire" label (land of livestock farming and traditions, home of the world-renowned AOC cattle breed), at the crossroads of the Autunois-Morvan (& its Nature Park) and Chalonnais regions, not far from the Mâconnais, Clunisois-Tournugeois, Sologne & Mountain Bourbonnaise and Pays Roannais. 14 km from Diverti'Parc (a nature-oriented family leisure park, the only one of its kind in Burgundy), 18 km from Digoin (river marina at the convergence of 3 canals), 20 km from Paray-le-Monial, 24 km from the famous Paldenshangpa Buddhist temple, 26 km from Charolles, 32 km from the medieval spa town of Bourbon-Lancy, 36 km from the medieval town of Mont-Saint-Vincent (& its exceptional panoramic "belvedere"), 45 km from Le Creusot (renowned Les Combes amusement park / Le Creusot TGV station 42 km away), 42 km from Marcigny, 46 km from the delightful medieval village of Semur-en-Brionnais, awarded the rare "Plus beaux villages de France" label, 51 km from the famous Gallo-Roman archeological site of Bibracte, awarded the "Grand Site de France" label, 53 km from the renowned PAL amusement park & 54 km from Autun (awarded the "City of Art & History" label). A soothing "cocoon", magical and enchanting, for a rejuvenating "green break" for lovers, "out of time", close to all amenities!
