100% vintage & retro spirit just a stone's throw from the vineyards! Authentic 19th-century winegrower's character property rehabilitated into a holiday home nestled in a quiet cul-de-sac - on an enclosed 400m² property adorned with a large free-access vegetable garden - in the heart of a small typical winegrowing hamlet (adjoining the commune of Saint-Sernin-du Plain), 6.5 km from the picturesque medieval market town of Couches (home to a mini supermarket & the sumptuous 13th-century château of the French queen Marguerite de Bourgogne) & 10 km from the charming wine & spa town of Santenay (with its Casino, numerous leisure facilities & amenities). In the heart of the rolling Couchois Countryside, at the crossroads of the world-renowned vineyards of the Côtes de Beaune & Hautes Côtes de Beaune and the Côtes Chalonnaises, this splendidly landscaped setting combines bucolic vineyard slopes, meadows & beautiful wild forests (largely protected in various ZNIEFF & Natura 2000 zones for its rich ecosystems), bordering the sublime Vallée des Vaux ("the little Switzerland of the Chalonnaise") & the famous "Val d'Or" of Mercurey (leader of the Côte Chalonnaise crus, one of the oldest AOCs in France). An ultra-privileged Location next to the Romanesque church circuit, ideally situated on the "Route des Grands Vins" (which extends into the illustrious and nearby "Route des Grands Crus" through the mythical wine villages of Puligny-Montrachet, Pommard, Meursault...), the superb GRP "Au Fil des Vignobles et Vallées" (connected to the GR7, GR76 & GR137) & several signposted footpaths (completed by various "balades vertes" criss-crossing the area between vineyards & nature, to be explored on foot or mountain bike), 4 km from the Voie Verte "du Morvan aux Vignobles" linked to the "Cycloroute71" (Tour de Saône-et-Loire by bike), 4 km of the Voie Verte "La Voie des Vignes" (36 km route through the vineyards of Burgundy's Grand Crus, the most eminent in the world), 7 km of the Voie Verte du Canal du Centre (navigable itinerary to discover by boat or on foot / two river ports less than 10 km away) linked to the EuroVélo6 cycle route and the "Tour de Bourgogne à Vélo" & 14 km of the Voie des Étangs cycle route. In the heart of the Chalonnais region, on the border between Côte d'Or & Pays Beaunois, at the crossroads of Autunois and Morvan (& its Natural Park). Ideal for touring: 6 km from the medieval village of Nolay (Lake on site), 8 km from the seven menhirs of Epoigny (one of Burgundy's most important megalithic sites), 14 km from Chagny (renowned for its Sunday morning gourmet Market), 22 km from Le Creusot (renowned Combes theme park / Creusot TGV station 25 km away), 26 km from Beaune, 29 km from Autun ("City of Art and History", with a priceless heritage spanning over 2000 years of human occupation), 32 km from Chalon-sur-Saône ("City of Art and History") & 53 km from the famous Gallo-Roman archeological site of Bibracte ("Grand Site de France"). The perfect "pied à terre" for a rejuvenating break at "low prices"!
