Exceptional "bourgeois" character property dating from 1610, nestled in the heart of the picturesque medieval market town of Couches (home to the sumptuous 13th-century château of French Queen Marguerite de Bourgogne, just a stone's throw away, or the seven menhirs of Epoigny, one of Burgundy's most important megalithic sites / many amenities on site, including a small supermarket). Beautifully landscaped surroundings, nestled in gentle, rolling wine-growing Countryside (in an area protected by various "Natura 2000" & ZNIEFF zones for its rich ecosystems), bordering the sumptuous Vallée des Vaux ("the little Switzerland of the Chalonnaise") & the famous "Val d'Or" of Mercurey (leader of the Côte Chalonnaise crus, one of France's oldest AOCs), at the crossroads of the world-renowned vineyards of the Côtes Chalonnaises, Côtes de Beaune & Hautes Côtes de Beaune, in the immediate vicinity of Mont Rome, the territory's highest point at 546m (major climbing site & belvedere renowned for its exceptional view stretching from the Saône to the Autunois). Ultra-privileged location on the Romanesque churches circuit, the "Route des Grands Vins" (extended by the illustrious "Route des Grands Crus" through the legendary wine villages of Puligny-Montrachet, Pommard, Meursault...), various signposted footpaths including "balades vertes" (a vast network of hiking trails of the same type criss-crossing the area, to be explored on foot or mountain bike) & the superb GRP "Au Fil des Vineyards et Vallées" (linked to the GR7, GR76 & GR137), at 5.5 km from the Voie Verte along the famous Canal du Centre (navigable route to discover by boat or on foot) linked to the EuroVélo6 cycle route as well as to the "Tour de Bourgogne à Vélo"), 11 km from the Voie Verte "du Morvan aux Vignobles" connected to the "Cycloroute71" (Tour de Saône-et-Loire à vélo), 11 km from "La Voie des Vignes" (36 km route through the vineyards of Burgundy's Grand Crus, the world's finest), 17 km from the "La Voie des Étangs" cycle route & 22 km from the renowned GTM mountain bike route (Grande Traversée du Massif Sud Bourgogne). Belgian by birth & Burgundian by adoption Patricia & her son Benjamin welcome you to a truly exceptional "bourgeois" character property dating from 1610, a remarkable "iconic" Burgundian edifice steeped in history (former Protestant temple), listed under French MH (Historic Monument), perfectly restored to a high standard, nestling in the very heart of the village. Couches is a picturesque, charming medieval & winegrowing village on the ancient Roman road Agrippa, with an exceptional heritage (including the sumptuous 13th-century château of the French queen Marguerite de Bourgogne), numerous amenities and a magnificent landscaped setting, nestled in unspoilt Vineyard Countryside in the hollow of a bucolic valley combining vineyard slopes, bocage meadows & beautiful wild forests (ZNIEFF protected area). A very comfortable room of atypical architecture (accessed by a superb historic "screw staircase") adjoining a small sitting area in one of the building's towers, in the spirit of a "mini suite". Elegant contemporary style sublimated by the totally exotic soul of the premises (imposing original framework & stone lintels). Cosy atmosphere combining tradition and modernity. Vast 4000m² flower-filled park with century-old trees and fruit orchard, nestling on the slope behind the house, an intimate "green bower" offering a beautiful view of the Couchois vineyards and the village.
Composition : Property also housing a Holiday cottage (totally independent). Wifi (fiber). Gas heating. Mini suite on 2nd floor with independent access (bed 2 p. 160x200cm) with "open" shower room, separate toilet & sitting area. Park (4000m²) with terrace. Breakfast served in gallery-style living room or on terrace in fine weather. Garage (3 spaces) + bike room + recreation room with table soccer shared with Holiday cottage (vaulted cellars). Shops, restaurants & small supermarket on site.
