Total tranquility & postcard landscapes in the heart of the sumptuous Maranges vineyards! Authentic, traditional 19th-century "miner's house" steeped in history, fully restored in a contemporary style, nestled in the peace and quiet of a delightful, typical wine-producing village on a pleasant, enclosed 4000m² property, 5.5 km from the charming medieval & shopping town of Nolay (many amenities including supermarket and lake for swimming). In the heart of the wine-growing countryside, bordering the gentle Cozanne valley in the heart of the world-renowned Hautes Côtes de Beaune & Côtes de Beaune vineyards, at the crossroads of the Couchois (Côtes Chalonnaises), a magnificent hilly setting combining bucolic vineyard slopes, verdant meadow valleys & wooded hills. A choice location on the famous "Jean-Marc Boivin" (JMB) hiking trail, close to numerous signposted "balades vertes" hiking trails (criss-crossing the region between vineyards & nature), the Romanesque church circuit & the "Route des Grands Vins" (extended by the illustrious "Route des Grands Crus" through the legendary wine villages of Puligny-Montrachet, Pommard, Meursault...), 2 km from the GRP "Au Fil des Vignobles et Vallées" (connected to the GR7 & GR137), 2.5 km from the Voie Verte "du Morvan aux Vignobles", 4.5 km of the "La Voie des Vignes" cycle route (a 36 km route through the vineyards of Burgundy's grand crus, the world's most eminent), 7 km of the "EuroVélo6" linked to the "Tour de Bourgogne à vélo" (following the famous Canal du Centre, a navigable route to discover by boat or on foot) & 8 km of a referenced 24 km "boucle vélo coup de cœur" (another 18 km itinerary accessible at 14 km). Ultra-privileged location on the Côte d'Or border, at the crossroads of the magnificent Pays Beaunois, Autunois and Morvan regions (& its Natural Park). Ideal for exploring several départements: 7 km from the spa town of Santenay (casino on site), 9 km from the medieval village of Couches (exceptional 13th-century château of Marguerite de Bourgogne, Queen of France), 9 km from the famous Cormot climbing site, 12 km from Chagny, 25 km from Beaune, 26 km from Le Creusot (Combes amusement park / Creusot TGV station 28 km away), 30 km from Autun ("Ville d'Art et d'Histoire", rich in a priceless heritage spanning over 2000 years of human occupation), 31 km from Chalon-sur-Saône ("Ville d'Art et d'Histoire") & 54 km from the famous Gallo-Roman archaeological site of Bibracte ("Grand Site de France"). Possibility of renting together with the house's second gîte (reference n°1807) for a total capacity of 6 people. A soothing pied-à-terre in the heart of the village, for a change of scenery between nature, heritage and vineyard discoveries!

Bernard & Monique open the doors to an authentic, traditional 19th-century "miner's house" (once linked to a small iron ore extraction site owned by the local Schneider industrial empire), steeped in history & fully restored, nestling on the edge of a lane, right in the heart of a peaceful, charming, typical & perfectly preserved little village (one of the smallest communes in the département). Calm & total tranquility, nestled in the unspoilt wine-growing countryside of the Maranges, in the hollow of a bucolic valley of woods & meadows ringed by vineyard hillsides, at the foot of various "belvedere" mountains all culminating at over 500m (including the Mont Rome, a renowned climbing site, renowned for its exceptional view stretching from the Saône to the Autunois, or the "Montagne des Trois Croix", classified as a "natural park" offering an exceptional 360° panorama). Beautifully landscaped surroundings, combining nature and viticulture. Enchanting & totally soothing setting. Spacious, comfortable gîte. Contemporary country style, mixing tradition & modernity, combined with the soul of an old house. Cosy atmosphere.
