A delightful little corner of the Countryside nestled on the edge of the woods! Elegant authentic 19th-century farmhouse, completely renovated into a comfortable, charming holiday home, nestled in a peaceful setting on the edge of meadows & forests - on a pleasant, well-kept 1 ha property - in the heart of the unspoilt Charolais Countryside (on a site protected as a ZNIEFF for its rich ecosystems) on the edge of one of the smallest villages in Saône-et-Loire, 7.5 km from Charolles, the "Venice of Charolais", famous city of Charles the Bold (all amenities on site, including supermarket). A soothing, undulating setting combining agriculture and nature, nestled in the gentle Arconce valley, in the heart of the bucolic local bocage dotted with ponds, rivers & deep, wild forests. A choice Location on the routes of various signposted footpaths (linked to a vast network of "balades vertes" criss-crossing the region, some of which are nearby, for walking or mountain biking), adjacent to the Romanesque church circuit, 11 km from the Voie Verte du Canal du Centre (linked to the Eurovélo6 as well as the "Tour de Bourgogne à Vélo"), 14 km from the GR7, 17 km from the Voie Verte "Véloire" (running alongside the Loire, Europe's last wild river, protected as a "Natura 2000 Zone") connected to the "Cycloroute71" (Tour de Saône et Loire à vélo), 20 km of a signposted "VTT-FFC" mountain bike itinerary (linked to a vast network of similar routes criss-crossing the Brionnais region), 30 km from the first vineyards of the Mâconnais and Côtes Chalonnaises regions, and 50 km from the Beaujolais vineyards, the world's first UNESCO Geopark ("Route des Vins de Bourgogne" & various Routes des Vins du Beaujolais to discover). Right in the heart of the magnificent Charolais-Brionnais region (labelled "Pays d'Art et d'Histoire"), a land of livestock farming and ultra-famous traditions, with sumptuous landscapes and an exceptional historical heritage, cradle of the world-renowned AOC cattle breed, at the crossroads of the Mâconnais, Clunisois-Tournugeois (labelled "Pays d'Art et d'Histoire") & Chalonnais regions, not far from Beaujolais, Sologne & Mountain Bourbonnaise and Pays Roannais. Ideal location for touring (RCEA 9 km away): 16 km from Paray-le-Monial, 27 km from the medieval village of Mont-Saint-Vincent (one of the most beautiful sites in Burgundy, with a literally unique 360° panoramic "belvedere"), 32 km from Digoin (river Marina nestled at the convergence of 3 canals), 36 km from the medieval village of Semur-en-Brionnais (awarded the rare "Plus beaux villages de France" label), 36 km from Marcigny, 37 km from the illustrious abbey town of Cluny, 41 km from the charming medieval town of Saint-Gengoux-le-National (awarded the "Cités de Caractère de Bourgogne-Franche-Comté" label), 45 km from Le Creusot TGV station, 46 km from Charlieu, 54 km from the sumptuous landscape gem of Roche de Solutré, awarded the "Grand Site de France" label & 54 km from Mâcon Loché TGV station.
