Charming authentic 18th-century traditional farmhouse steeped in history, completely renovated into a comfortable, charming holiday home, nestled in the peaceful, rolling Brionnais Countryside, in a "dispersed" mini rural hamlet, a stone's throw from a beautiful forest protected under ZNIEFF & 3.5 km from the shopping town of La Clayette (many local amenities, including supermarkets), nestled amphitheatrically on the banks of a 30-hectare lake bordered by a majestic medieval château (dating from 1380), one of South Burgundy's heritage gems! Magnificent, unspoilt countryside setting nestled in the sublime local bocage dotted with woods, ponds & rivers. Ultra-privileged location on the Romanesque church circuit, several marked "balades vertes" hiking trails (a vast network of paths of the same type criss-crossing the region), a referenced 88 km "Coup de cœur" cycling loop (2 other identical itineraries, 55 & 63 km, accessible within a 15 km radius) & the "Cycloroute71" cycle route (tour of Saône-et-Loire by bike), 23 km from a greenway linked to the EuroVélo6 and the "Tour de Bourgogne à Vélo", 29 km from the Voie Verte "Véloire" along the banks of the Loire (Europe's last wild river, protected as a "Zone Natura 2000"), around 40 km from the first vineyards of the Côtes Maconnaises & Beaujolais and around 50 km from the vineyards of the Côtes Roannaises (various "Routes des Vins" to explore). Prime location at the southern tip of Burgundy, on the edge of the first wooded foothills of the Beaujolais Mountains (at the foot of the 708m-high Mountain de Dun), right in the heart of the superb Charolais-Brionnais region, which has been awarded the "Pays d'Art et d'Histoire" label - cradle of the world-renowned AOC cattle breed - at the crossroads of the Allier, Loire & Rhône departments, at the crossroads of the Sologne & Bourbonnaise Mountains, the Roannais region, the Mâconnais-Clunisois and the Beaujolais. Ideal for touring several départements: 16 km from the medieval village of Semur-en-Brionnais, awarded the rare "Plus beaux villages de France" label, 17 km from Charolles, 18 km from Matour, 24 km from Charlieu (exceptional Romanesque Benedictine abbey), 26 km from Paray-le-Monial, 28 km from Marcigny (famous Monday morning Market created in 1266), 38 km from Beaujeu (historic capital of the Beaujolais region), 40 km from Digoin (river Marina nestled at the convergence of 3 renowned canals, including the famous Canal du Centre), 45 km from Roanne, 46 km from the illustrious city-abbey of Cluny & 49 km from the Roches de Solutré & Vergisson labelled "Grand Site de France". The perfect cozy cocoon for a soothing green getaway with your "mini tribe", close to all amenities and leisure facilities!
