A delightful, charming holiday cottage nestled within an authentic, characterful 17th-century winemaker’s house, steeped in history and meticulously restored to the highest standards—featuring a pleasant enclosed courtyard converted into a spacious terrace —quietly nestled in a peaceful residential neighborhood adjacent to the center of the charming wine-growing and commercial village of Givry and its famous AOC, the gateway to the Côtes Chalonnaises (with numerous shops and services, including a supermarket, and a rich heritage of listed sites), 4.5 km from the Val Dracy Clinic and 10 km from Chalon-sur-Saône (designated a “City of Art and History”). Nestled in the heart of the bucolic, rolling wine-growing countryside of the Chalonnais region, this magnificent, unspoiled setting combines vineyard-covered slopes, wooded hills, gentle meadows, and deep, wild forests (including the vast Givry Forest, just a stone’s throw away, home to the “Acrogivry” Park, the largest tree-top adventure park in Burgundy and one of the largest adventure parks in France!), largely protected as a ZNIEFF and “Natura 2000” site for its remarkable ecosystems, neighboring the famous “Val d’Or” and its renowned “Mercurey” wine (the flagship wine of the Côte Chalonnaise, one of France’s oldest AOCs) and the bucolic Vaux Valley (“Little Swiss Chalonnaise”). An exceptionally prime location along the routes of several hiking trails marked as “green walks” (a vast network of such long-distance hiking trails crisscrossing the region, suitable for hiking or mountain biking), the “Grande Boucle de Bourgogne du Sud” Greenway, the Romanesque Churches Circuit, and the “Route des Grands Vins” (which extends into the illustrious “Route des Grands Crus,” passing through the legendary wine-growing villages of Puligny-Montrachet, Pommard, Meursault…), 3.5 km from the GR7 and GR76 trails (connected to the renowned GRP “Au Fil des Vignes et des Vallées” and “Grands Crus” routes), 10 km from the EuroVélo6 cycle route and the “Cycloroute 71” (Tour de Saône-et-Loire by bike), 15 km from the Voie Bleue (running along the Saône), connected to the Voie Verte Bressane, 15 km from the “Voie des Étangs” bike route, 18 km from the Canal du Centre Greenway (a route also worth exploring on leisurely Boat trips or walks), which runs alongside the “Tour de Saône-et-Loire à vélo,” 19 km from the “La Voie des Vignes” Greenway (a 36-km route through the Vineyards of Burgundy’s grand cru wines, among the most renowned in the world) and 19 km from the “Du Morvan aux Vignobles” Greenway. A prime location at the crossroads of the Couchois region and the world-famous Vineyards of the Côtes de Beaune and Hautes Côtes de Beaune, where the Côte d’Or, the Pays Beaunois, the Bresse Bourguignonne, and the Autunois-Morvan (and its Natural Park). Ideal for exploring the area: 11 km from the medieval wine-growing village of Buxy, 15 km from Chagny (renowned for its Sunday morning gourmet Market), 15 km from Saint-Léger-sur-Dheune (a Marina along the Canal du Centre), 19 km from the spa and wine-growing town of Santenay (with an on-site Casino), 24 km from the medieval town of Saint-Gengoux-le-National (“Cluniac Site,” designated a “Cité de Caractère de Bourgogne-Franche-Comté”), 28 km from the medieval village of Nolay (with a lake on site), 30 km from Beaune, 32 km from Le Creusot (home to the renowned Les Combes amusement park / Le Creusot TGV station 26 km away), 33 km from Tournus, 44 km from the illustrious abbey town of Cluny, 47 km from Autun (designated a “City of Art and History,” boasting a priceless heritage spanning over 2,000 years of human history), and 47 km from Louhans (capital of the Bresse region). An inspiring “haven” with a contemporary feel, brimming with charm and serenity, exuding “joie de vivre” and the carefree spirit of vacation, just a stone’s throw from the vineyards, local amenities, and the surrounding Countryside and nature!

Fanny & Meric welcome you to an authentic, characterful winemaker’s house steeped in history, built in the 17th century and meticulously restored to the highest standards, nestled quietly along a quiet lane, just a stone’s throw from the vineyards, nestled in the heart of a peaceful residential neighborhood adjacent to the center of the charming wine-growing and commercial village of Givry, famous for its iconic AOC—the flagship of the Côtes Chalonnaise wines (legend has it that this was the favorite wine of the famous French King Henry IV!). A former fortified village—whose ramparts still stand—it is renowned for its rich, listed heritage (numerous churches, including a remarkable 12th-century Romanesque building, the Porte de l’Horloge, a round hall, the Cellier aux Moines, washhouses, fountains, and beautiful character properties…), this elegant town offers numerous amenities, including extensive recreational facilities such as the renowned “Acrogivry” Park (the largest tree-top adventure park in Burgundy and one of the largest adventure parks in France!) and is set within a stunning natural landscape (largely protected as a ZNIEFF and various “Natura 2000” zones due to its rich flora and fauna), nestled in the heart of the gentle Chalonnais countryside, in the hollow of a bucolic valley flanked by vineyard-covered hillsides and meadows, surrounded by vast state-owned forests (perfect for relaxing walks or bike rides), offering sublime panoramic views and landscapes. A spacious, luxurious holiday cottage featuring unique interior architecture, including a light-filled glass roof serving as the entrance—resembling a covered “patio” nestled “under the stars” —a historic vaulted stone cellar perfectly transformed into a beautiful “cathedral-like” space adjacent to the living area. It exudes a warm, contemporary charm with a “Countryside chic” vibe, blending tradition and modernity, enhanced by a particularly meticulous restoration of the property’s heritage features (preserving the superb original roof structure, as well as the stone beams, walls, and lintels, the wooden staircase, and the imposing original stone floor slabs). An ultra-cozy, soft, and inviting “enveloping” ambiance. A gentle, Zen-like atmosphere with “Scandinavian” influences. Plenty of charm and character. An intimate, enclosed gravel courtyard transformed into a spacious “terrace” area (sunny and/or shaded, as desired), flanked by an outdoor lounge area and an unusual “mini herb garden.”
Layout: Semi-detached house adjacent to the owner’s home (complete privacy with no direct neighbors). Wi-Fi (fiber). Electric heating. Air conditioning. Duplex holiday cottage on two levels. Ground floor: large entryway opening onto a combined living room, kitchen, and dining area; bedroom (2 single beds, 80x200 cm, which can be joined to form a double bed, 160x200 cm); bathroom (bathtub); separate toilet. First floor: 2 bedrooms, each accessed by its own staircase (2 single beds, 80x200cm, which can be joined to form a double bed, 160x200cm / 2 single beds, 80x200cm), one of which has a private bathroom (shower/toilet). Furnished basement. Enclosed courtyard (60 m²) with gravel patios. Ample public parking lot. Shops and services 300 m away. Supermarket 1.5 km away.
