Anne-Marie & Patrice (an avid oenophile), welcome you to a charming "seventies" revamped villa, nestled in a "panoramic balcony" on a well-exposed "east" hillside, on a beautiful property (carefully planted with trees and flowers), situated in a peaceful residential hamlet nestled in the heart of the bucolic "Val d'Or" vineyards (Premier Cru "Mercurey"), just a stone's throw from the village center, a picturesque little winegrowing village perfectly preserved & full of charm. In the rolling countryside of the Côtes Chalonnaises, immersed in a picture-postcard landscape, nestled in a splendid plateau of vineyards, on the slopes of a wooded hill protected as a "Zone Natura 2000" & ZNIEFF (for its wealth of flora & fauna), with the ruins of the medieval fortified castle of Montaigu at its summit, erected in the 10th century, steeped in history (a possession of the Dukes of Burgundy, having played a notable role in the Wars of Religion), overlooking the sublime Vallée des Vaux & the Val de Saône as an extension of the "Montabon" hill, covered by a vast forest (rich in exceptional panoramic belvederes). Magnificent, unspoilt green setting, combining viticulture and nature, to discover in the surrounding area. Spacious, comfortable gîte. Warm country style with a contemporary feel. Cosy & cozy. Large, shaded terrace, complemented by a gravel terrace with outdoor lounge. Pleasant private garden at the rear of the house. Beautiful, unobstructed views over the Chalonnais countryside to Mont Blanc and the Jura mountains on a clear day.

Ground floor: kitchen, living room, 2 bedrooms (each with 2 140x190cm beds), 1 with TV, shower room, separate toilet. Double terrace + small garden + private parking. Bike room.
