88 m² gîte (+12 m² attic space and 19 m² garage/laundry room) on 3 levels of a contemporary detached house. Entrance into a vestibule giving access to the garage and laundry area (washing machine/dryer, freezer).
Staircase to 1st level comprising living room with fitted kitchen opening onto lounge area. Dining table for 4/6 people and mobile sideboard. Bay window giving access to balcony with beautiful views over the valley and surrounding mountains. On the same level, a 'master bedroom' with two separate rooms: the bedroom (bed with 2 non-separable 90x200 mattresses) and the bathroom (bath/shower, WC).
2nd level: large attic space with 2 twin 90x200 beds and a relaxation area (sofa bed, coffee table, armchair), plus a study area. Bathroom with shower and WC.)
Terrace with garden furniture, barbecue, deckchairs and parasol on the first floor at the rear of the house, with access to the wooded grounds via an outside staircase. Above-ground pool with ladder freely accessible in season.
Parking available in front of the gîte and in the private garage (gravel driveway below the access road).
Electric underfloor heating and radiators, wifi (fiber). Bed linen provided, beds made. Linen and towels provided. End-of-stay cleaning included.
Gîte located in the Usses valley between Geneva/Annecy and Valserhône. Close to the Vuache mountain of Seyssel and the Ain département, separated from Haute-Savoie by the Rhône. Annecy 32 km, Geneva 40 km and Aix-les-Bains 47 km away. A region of hillsides and vineyards (La Roussette wine).
