On the first floor, access to the gîte via the large living room including a lounge area (two sofas and armchairs, large coffee table, wall-mounted 140cm connected TV) and a dining area. Open kitchen with dining table for 4 and access to a laundry area (washing machine, tumble dryer). Separate WC. Air-conditioned living area. Access to terrace with mountain views, including large table for 8, parasol, gas barbecue and garden furniture.
Access to upper floors via spiral staircase. On the 1st floor, panoramic lake and mountain views, small library and access to three bedrooms with reversible air-conditioning (bedroom 1 and bedroom 2: 160x200cm beds, private shower room, private WC for bedroom 1; bedroom 3: under the eaves with 2 twin 90x200cm beds, connected 100cm TV, private bathroom with shower, central bath and panoramic views). Separate WC for bedrooms 2, 3 and 4.
On the 2nd and top floor, direct access from the staircase to bedroom 4 under the roof - non-enclosed - including a 160x200cm bed, private shower room, reversible air conditioning.
Toiletries and towels, bed linen and household linen provided. Beds made up on arrival.
Access to gîte via shared path with owner living in house above. Access to the owner's landscaped garden. Parking close to the entrance. Sheltered space for storing bicycles. Bicycle rental and recharging available on request. Enclosed grounds.
Swimming access (Promenade des Seines) 350m away on foot, Sevrier beach 2km away, cycle path 300m away. Supermarket in Sevrier 3.5km, shops in center 1km. Annecy and its old town 3.5km.
Semnoz 16km for skiing/snowshoeing in winter, hiking/walking in summer. Aravis resorts 34km, Geneva 47km. Close to PNR du Massif des Bauges.
