53 m² (loi Carrez) apartment with mezzanine under roof on 1st floor of a 2023 house, adjoining a second gîte. Entrance via outside staircase and shared airlock.
1st floor: living room with fitted kitchen, dining table convertible into a billiard table, bay window giving access to a wooden terrace with table and outdoor lounge. Sitting room with convertible corner sofa, 110 cm connected TV and mezzanine access. Reversible air-conditioning.
Bedroom 1 with 160x200cm bed, closet, wall-mounted 80cm TV, roller shutter.
Large shower room with walk-in shower, top-mounted washbasin, heated towel rail, wall-hung WC.
2nd floor: mezzanine (bedroom 2) with 140x200cm bed, 140cm sofa bed, coffee table and rocking chair. Blackout curtain.
Linen and sheets provided, beds made up on arrival. Towels can be provided on request. Shared laundry room with 2nd gîte (washing machine, tumble dryer).
End-of-stay cleaning package available. Deposit required if you wish to do your own cleaning (amount of the package).
Large terrace that can communicate with gîte 312002 if required. Private parking in the courtyard. Ski/bike room shared by both gîtes. Games available on request: table tennis, snowshoes, Mölkky...
Bakery 700 m away, supermarkets and shops in Marignier or Bonneville (5 km). Annecy to Geneva 34 km, Annecy, Chamonix 50 km. Mont-Saxonnex 11km (paragliding, hiking...). Unoccupied first floor. Close to a business park and materials storage area (low nuisance).
