High-quality features for this 68m² apartment on the garden level of the owners' chalet, located in a quiet area on the heights of the village overlooking Lake Annecy.
Separate entrance. Lovely, bright living room with open-plan kitchen (lake view, large TV with satellite channels, corner sofa - fireplace not usable). French windows give access to private terrace, garden and pool. Bedroom 1 with lake view, 1 bed 160x200cm, access to terrace. Bedroom 2 with 2 twin 80x200cm beds that can be made into a double bed. Bathroom with walk-in shower. Separate WC. Laundry room with washing machine and dryer, plenty of storage space.
All bed linen, household linen and toiletries provided.
Large private terrace with garden furniture, deckchairs and gas plancha, offering exceptional panoramic views of Lake Annecy and the mountains.
Private heated swimming pool overlooking the lake, reserved for tenants and open from spring to summer, depending on weather conditions. Garden with deckchairs.
Parking at the top of the property. Access to the gîte from the parking lot is via outside stairs (or a slope to the side of the chalet).
The center of Menthon-Saint-Bernard with its shops, the shores of Lake Annecy and Menthon beach are all within walking distance (900m - 15min). Talloires 5km away, with its golf course and paragliding site (landing). Annecy and its old town 8km, Geneva 50km.
Skiing: Aravis resorts (La Clusaz, Le Grand-Bornand) 25km, small family resort of Montmin/Col de la Forclaz 12km, Semnoz 25km, Plateau des Glières (snowshoeing and cross-country skiing) 35km. Numerous hikes and walks nearby.

Nicole T Stunning views and a beautiful place to stay
From start to finish our stay was blissful. The garden is arranged with various points to enjoy the glorious views of the lake and mountains… or just relax in the pool and soak up those views at the same time. The gite was really well kitted out in the kitchen, bedrooms, bathroom and laundry, and the decoration of the gite made it feel more like a home. All we had to do was show up with food and wine and start our holiday, the rest was taken care of.
It was also easy to walk down to the village and lake, there are various little tracks you can take. We did a nightly walk down to the lakeside and back, it’s a gradual climb back but not difficult. (Note the small supermarket in Menthon Saint Bernard closes in the middle of the day from 1pm until 3pm and is only open in the morning on Sunday - Google their opening times).
Thank you Dominique and Eric for the use of your lovely home. We found it to be a really relaxing place to stay and will definitely recommend it to others.

Si le paradis existe, il est sans doute là : une vue époustouflante sur le lac immuable, des paysages grandioses où les monts se diaprent d'une couleur rosée le soir, un gîte chaleureux et fonctionnel où il fait bon vivre et permet une pause salutaire et des hôtes d'une extrême délicatesse... Une parenthèse ressourçante en famille qui a enchanté petits et grands ! Nous reviendrons...mieux entraînés, avec un doctorat en allumage de plancha ;)

Nous avons passé un très agréable séjour dans ce site idéalement situé, une vue à couper le souffle entre lac et montagnes. Djamel&Djamila Gîte extraordinaire
4e séjour dans ce gîte et nous sommes prêts pur un 5ème! Il est digne d’un 5 étoiles +++. La vue est incroyable on ne s’en lasse pas, à couper le souffle! Et tout est fait pour que l’on se sente bien. Des hôtes très gentils, accueillants, très discrets et disponibles à tout moment. À chaque séjour, de nouvelles décorations et de nouveaux équipements sont mis à disposition afin de nous rendre le séjour encore plus agréable.
