Semi-detached house of 110m² (+10m² attic) arranged on 3 levels + garage/laundry room level, in a beautiful warm atmosphere. The 2nd part of the house in joint ownership is occupied by only one other owner.
Access to the gite by the private courtyard, independent entrance.
Ground floor: 1 car garage, utility room with washing machine.
1st floor: fitted kitchen open to the dining area and the living room (corner sofa, television), balcony with garden table, view of Lake Geneva. Small shower room/wc.
2nd floor: bedroom 1 (1 bed 160x200cm separable into 2 beds 80cm, tv), bedroom 2 (2 beds 90x200cm), large bathroom with shower and bathtub. 1 separate toilet with washbasin.
3rd floor: large bedroom 3 (1 bed 160x200cm with 2 mattresses 80cm reclining separately, tv, sofa bed 160cm, storage, view of Lake Geneva.
Wifi internet access. Sheets provided and beds made on arrival, towels for hire, optional end-of-stay cleaning.
Private parking in the courtyard, garden furniture, deckchairs, barbecue.
The cottage is located at the exit of the village of Ballaison, along a secondary road (D20).
Shores of Lake Geneva, Chens-sur-Léman beach 8km, Sciez beach and Excenevex sandy beach 9.5km. Ballaison center at 500m. Bus stop next to the house (Thonon bus network). All shops, supermarkets and services in Douvaine 3.5km. Thonon-Les-Bains (thermal baths) 17km, Evian-Bains 27km. Medieval village of Yvoire 11km. Geneva / Switzerland 20km. Many walks in the Chablais, including from the gîte.
Skiing: 1st resorts Les Habères 20km, Bernex 35km, Vallée d'Abondance / Portes du Soleil 43km, Morzine 50km.

5/5Nous avons déménagé dans la région en août 2022 et, n’ayant pas immédiatement la possibilité de trouver une location long terme (les propriétaires exigeaient les fiches de paie de trois mois sans période d’essais), nous étions obligés de trouver une alternative pour notre famille de quatre. Par chance nous sommes tombé sur le gîte à Fleur de colline. La famille de Fabien sont très avenants, accueillant, ils nous ont tout expliqué, ont donné des conseils pour que nous puissions nous sentir bien à ballaison et dans la région. Le gîte était très très propre, cosy, on s’est senti comme chez nous pendant 6 mois. Nous allons certainement conseiller ce gîte à nos amis !!!

Séjour de 5 jours en famille
5/5Nous étions 6 adultes et avons passé un très bon séjour en famille à Ballaison. Gîte moderne très spacieux, très confortable et très bien situé avec vue sur le Lac Léman. Nous avons reçu un accueil chaleureux du propriétaire. Rien à dire sur la location parfaite pour une grande famille! Seul petit bémol, il n'y a pas de boulangerie dans le village.
