75 m² Holiday cottage on the 1st floor of a house comprising an unoccupied room on the first floor and the owners' semi-detached house.
Access by outside staircase to private, equipped and sheltered terrace.
Entrance into living area comprising open-plan kitchen with dining table, living room with sitting area (sofa and armchairs, wood-burning stove, wall-mounted TV).
Separate shower room (shower, double washbasin) and WC. Bedroom 1 with bed 160x200 cm, bedroom 2 with 2 beds 90x190 cm which can be moved closer together, and space for a baby bed. In the hallway, access to an interior staircase hidden in the closet leading to a laundry room with washing machine, dedicated sink and complementary shower.
Wifi (fiber). Bed linen and towels provided. Beds made on arrival. End-of-stay cleaning optional.
The room under the Holiday cottage can accommodate your bicycles, skis, etc. A swing is available in an area shared with the owners.
Parking in the courtyard in front of the Holiday cottage. Electric vehicle recharging possible via domestic socket, at extra charge.
The presence of a pond and stream nearby requires vigilance.
Access road to hamlet, with little traffic. Departmental road less than 300 m away, leading to Saint-Jorioz on one side and Saint-Eustache on the other, towards Savoie.
All shops 4 km away. Lake Annecy (Saint-Jorioz Beach) 5 km. Annecy 11 km away. Col de Leschaux then PNR du Massif des Bauges 7 km / Aillons-Margériaz resort 32 km. Massif des Aravis (resorts of La Clusaz, Le Grand-Bornand...) 43 km. Geneva airport 58 km. Chamonix 88 km.

Andy m Immaculate Gite with stunning mountain views
We had a fantastic stay in Annecy and would highly recommend this gîte. Patrice and Wilma were wonderful hosts — very welcoming and thoughtful, even leaving us local cheese, wine and beer on arrival which was a lovely touch.
We visited as part of a running trip and the location was perfect, with incredible scenery and great access to the surrounding trails, mountains and lakeside routes.
The gîte itself was immaculate, very well equipped with all modern conveniences, and the beds were extremely comfortable after long days out running and exploring the area. The terrace was great, with beautiful views of the mountains and Lake Annecy.
A perfect base for visiting Annecy and the surrounding area. We would happily stay again.

Laëtitia Superbe gîte
Nous avons passé un très beau séjour dans le gîte "chez Nicole". Très bien équipé avec des produits de qualité ( dont les literies).
Les propriétaires qui sont les voisins mitoyens sont présents si besoin sans être intrusifs et sont d'une extrême gentillesse !
Nous avons été accueillis avec des petites intentions qui nous ont fait plaisir.
Le gîte est bien placé par rapport aux randonnées et sites touristiques.

Olivier Bien plus qu'un gîte : une vraie belle expérience!
Séjour de quelques nuits au Gîte Chez Nicole, et quelle belle surprise !
L’accueil a été particulièrement généreux, on se sent tout de suite à l’aise. La maison est impeccablement propre, et le niveau de confort est même supérieur à ce à quoi je m’attendais. L’emplacement est idéal : très calme, avec une vue magnifique sur la montagne qui invite vraiment à la détente.
Mais ce qui fait vraiment la différence, ce sont les hôtes : d’une gentillesse rare, attentionnés et toujours disponibles.
Une adresse que je recommande sans hésiter !
