NEW: Restored traditional farmhouse in a hamlet on the heights of Duingt, close to Lake Annecy, with unobstructed mountain views. 95m² (+ attic space) on 3 levels.
Separate entrance via terrace.
First floor:
- Fitted kitchen opening onto living room (dining table, corner sofa, armchair, TV).
- Bathroom with walk-in shower, vanity sink and toilet.
- Laundry room with washing machine and dryer, access to 2nd terrace at rear.
1st floor, 3 bedrooms :
- bedroom 1 (1 bed 160x200cm),
- bedroom 2 (1 bed 160x200cm and 1 bed 90x200cm),
- bedroom 3 (2 twin beds 90x200cm).
- 1 bathroom with shower and bath, vanity unit. 1 separate toilet.
Attic space on the top level (access by staircase / staggered-step ladder and maximum height of 1.85m), which can be used as a sleeping area (2 beds 90x200cm) or gaming room.
2 terraces: 1 in front of the Holiday cottage on the south side, 1 on the rear (fenced) on the north side. Garden furniture, deckchairs, plancha. 1 parking space + closed garage (possibility of storing skis, bikes, leisure equipment or 1 car, recharging point for electric car - conso. extra).
Fiber-optic Internet access. Bed linen and towels provided. End-of-stay cleaning optional.

Holiday cottage located in the heart of the hamlet of Les Maisons, renowned for its Hiking and walking trails (passing in front of the house).
Center of Duingt, bakery, mini-market, restaurants 3.5km away. Lake Annecy, Swimming, Boat rentals, bike path in Duingt (3km). Annecy 15km, paragliding (Col de la Forclaz) 20km. Numerous Hiking trails depart from the Holiday cottage.
Ski: Semnoz 28km, Aravis resorts (Le Grand-Bornand, La Clusaz) 45km (approx. 1h), possible access to Savoie ski resorts also 1h away.

Carly & Skye Most beautiful gite in Annecy
We fell in love with this peaceful home and lovely community in Annecy. The hosts were very friendly. The home is superb! The location was fantastic and the value was good.
It’s a brand new home remodeled from a stone barn, and well equipped with everything you might need. The design is modern and beautiful amid a few charming village homes and a small heard of cows with chimes around their necks. We felt completely at home and didn’t want to leave.
The road leading to the house is picturesque and very close to the lake. There is a lovely nearby restaurant with amazing views, outdoor seating, and ambiance. A few minutes drive takes you to bakeries, fruit stands, and markets. There is also hiking, walking trails, cycling, and water sports nearby. We will definitely be back next summer! Highly recommended!

Karl Stage between Lake and Forests
My wife and I have very much enjoyed our stay that last over a few days during the summer season.
We much appreciated the quietness, tidiness and the quality of the modern amenities of the place.
The owner, Jean who is a very nice person, has been a good advice for exploring the Annecy region.
