You'll be won over by the many characterful villages to visit in the surrounding area, the magnificent Bois de Païolive overlooking the Gorges du Chassezac and the famous Grotte Chauvet 2-Ardèche.
Between Ruoms (13 km) and Les Vans (10 km), 2 km from the Chassezac river and 6 km from the Ardèche river, sports enthusiasts can choose from a multitude of activities: canoeing, canyoning, Hiking, cycling and mountain biking trails, greenways, climbing, etc. Completely built by the owners in 2021, this detached villa will welcome you on 2 levels.
Its enclosed outdoor space of around 1000m², with petanque pitch, ping-pong table, kids' swing and semi-covered terrace for meals and barbecues, is a real delight in any season! Plunge into the beautiful private swimming pool, equipped with a counter-current swim, to cool off after a good Hiking.

Inside, on the ground floor, you'll enjoy the warmth of the living room all year round, thanks to the air-conditioning and pellet stove. You'll find 3 bedrooms with 3 x 160cm beds, private shower rooms and TV. One of the bedrooms is suitable for people with reduced mobility. Upstairs, you'll find a bedroom with one 140cm bed and two 80cm beds, a second bedroom with 4 80cm beds and an area with sofa, TV and games for Kids. Upstairs shower room with Italian shower and double washbasin. Separate WCs on each level. For all-season comfort, all rooms are air-conditioned. Your pets are welcome in respect of the premises. Heating and electricity with meter reading on arrival, you have 30kw/day. POOL INFO : 8x4m / depth : 1.50m / from May 15 to September 15 depending on weather / chlorine treatment / fenced with gate / heated.
