Charm, design and simplicity are the key words that characterize this 35m² studio located in the heart of a hamlet in Flaviac, in the Ouvèze valley, halfway between Privas and Le Pouzin (A7 access 14 km away).

This former barn, skilfully renovated and with independent access, is located on the first floor of a typical Ardèche home where the owner lives. Serenity is guaranteed in the property's enclosed grounds, which combine a shady corner, a natural meadow, a vegetable garden, vineyards and a shared swimming pool.

Inside, the atmosphere is warm and refined. Exposed stonework, meticulous detailing and a touch of modernity enhance the studio. The room opens onto a fully-equipped kitchen and living area with sofa and TV (Orange TV and WIFI). The sleeping area, set behind a partition to preserve privacy, is furnished with a 180cm bed that can be converted into 2 90cm beds. A corridor leads to the sober, uncluttered bathroom with walk-in shower. Separate WC. Enjoy the peace and quiet on the terrace and private outdoor space in front of the gîte.

Whether you're looking for a romantic break, a sporting break or a business trip, the gîte is a central starting point for exploring the Ardèche from north to south. A few ideas for day trips: the Ardèche Train, Mont Gerbier des Joncs, the Gorges de l'Ardèche or Grotte Chauvet 2. The nearby greenways (Via Rhona, Dolce Via or Voie douce de la Payre) and numerous hiking trails will delight the more athletic (bike shelters available). For those who like to stroll and discover local produce, visit one of the many farmers' markets.
